This is the one step people wish they knew about sooner. Register me as your REALTOR® before you walk into a builder's showhome or sign anything. The on-site sales rep is friendly and helpful, but they represent the builder, not you. Bringing your own independent agent from the very first visit is what keeps someone on your side of the table for lot selection, upgrades, the contract and the warranty. Compare Okotoks communities, builders and lots honestly

We look at the active and growing new communities together and weigh the real trade-offs for your budget and family. That includes Wedderburn, D'Arcy Ranch, Cimarron Springs and Cimarron Estates, plus established options like the Crystal Shores lake community. I help you read the lot (grading, backing, orientation, sun), separate the upgrades that hold value from the ones that mostly help the builder's margin, and understand possession timelines. Review the contract, warranty and any rebate in writing

Before you commit, we go through the purchase agreement, deposit structure, completion terms and the Alberta New Home Warranty coverage line by line. If a buyer rebate or cash back at closing is possible, we put it in a written service agreement, subject to my brokerage's approval, and disclose it to your lender. It is negotiable, case by case, and never guaranteed. You will know exactly what you are signing before you sign it.

How a buyer rebate on an Okotoks new build actually works

On most new builds, the builder pays the buyer-agent commission, which is often what makes a rebate possible in the first place. Here is how I keep it clear and above board:

  • It is negotiable and case by case. There is no standard or fixed rate in Alberta, so I never promise a percentage or a guaranteed dollar amount.
  • It goes in writing. Any rebate or cash back is set out in a written service agreement, subject to my brokerage's approval.
  • Your lender is told. A rebate must be disclosed to your lender, because it can affect your financing, and it may have tax implications, so confirm with an accountant.
