How it works

Three simple steps

1

Tell me what you are trying to do

Book a quick call or message me on WhatsApp and tell me whether you are buying, selling, looking at a new build, or just exploring Chestermere. No pressure and no obligation. I will give you a straight read on your situation and the current market.

2

Get an honest, Chestermere-specific plan

I will walk you through the communities that fit your budget and life, from townhomes in the $400Ks to lakefront homes at $1M and up, using current CREB and MLS data. For buyers I represent you independently. For sellers I bring a pricing and marketing plan built on real Chestermere comparables.

3

Move forward on your terms

When you are ready, we put the details in a written service agreement, including any fee or buyer cash-back arrangement, which is always negotiable and case-by-case. Then I do the legwork, keep you informed, and represent your interests through to keys in hand.

How to choose a top realtor in Chestermere

The phrase "top realtor" gets thrown around a lot, so here is what I would actually look for, whether you hire me or someone else:

  • Real local knowledge. Can the agent speak to specific communities, schools, and the lake, not just "Chestermere" as one blob? There are a dozen distinct communities here, from Rainbow Falls to South Shores.
  • New-build expertise and independence. Roughly 37% of active Chestermere listings are new builds (live MLS, July 2026). Make sure your agent represents you, the buyer, and not the builder.
  • Honest, current data. A good agent shows you sourced numbers with dates, not vague claims about the market being "hot" or "crashing."
  • Responsiveness. You want someone who actually answers, by call, text, or WhatsApp.
  • Language and cultural fit. If your family is more comfortable in Bangla, Hindi, or Urdu, that fit matters for something this big.

The Chestermere market right now (CREB, June 2026)

Here are the real numbers, so you can decide for yourself:

  • Residential benchmark price $705,800, down 2.1% year over year.
  • Detached benchmark $792,600, down 1.0% year over year.
  • 5.55 months of supply, which reads as a balanced, buyer-forming market.
  • 311 active listings, 56 sales, 130 new listings, and a sales-to-new-listings ratio of 34%.
  • Average price $649,761 and median price $616,250.

A balanced market means neither side has all the leverage, so preparation and good advice tend to matter more than luck. This is a snapshot, not a forecast, and I do not guarantee where prices go from here.

Why families move to Chestermere

Chestermere is home to about 32,000 people and is one of Alberta's fastest-growing municipalities, up roughly 9% year over year and about 42% over five years. It sits around 15 to 20 minutes east of Calgary and is built around Chestermere Lake. Most of the families I help are moving out of southeast Calgary because they got priced out and want more space, a newer home, good schools, and lake recreation for the kids. If that sounds like you, it helps to work with someone who knows both the Calgary market you are leaving and the Chestermere communities you are heading into.

Why Mohammad

A local REALTOR® who explains everything

I focus on Chestermere block by block, not as an afterthought to Calgary. That means I can talk through Westmere versus Waterford, why Chelsea keeps winning awards, what makes The Cove true lakefront, and where the new-build value sits in Kinniburgh, Chelsea, and the emerging Clearwater Park. Right now I am independently representing a luxury-home buyer purchasing a new build from Genesis Builders in Clearwater Park, so this is not theory. I am actively doing Chestermere new-build buyer deals today, on the buyer's side of the table, not the builder's.

I also serve newcomer, South Asian, and Muslim families in English, Bangla, Hindi, and Urdu, and I am comfortable working alongside halal financing. I will give you honest, CREB-sourced market reads instead of hype, whether you are buying, selling, or still deciding. That is the kind of agent I would want in my corner, and it is how I try to earn the work. 📞 Call 403-888-4268

FAQ

Questions, answered

Who is the top realtor in Chestermere?
I would be cautious of anyone who flatly calls themselves the number one or best agent, because that is not something you can prove. Instead, look for genuine, verifiable strengths: deep local Chestermere knowledge, independent new-build buyer representation, honest data, and quick communication. My differentiators are a block-by-block Chestermere focus, active new-build buyer deals, and service in English, Bangla, Hindi, and Urdu. Talk to a couple of agents and pick the fit that feels right for your family.
How do I choose a real estate agent in Chestermere?
Ask about specific communities, not just the city in general. Confirm the agent represents you rather than the builder if you are buying new. Ask to see current, sourced numbers with dates. Test how quickly they respond, and make sure you can communicate comfortably, including in your first language if that matters. Then choose the person you trust to give you straight answers.
Are you a buyer's agent or the builder's agent on a new build?
I am an independent buyer's agent. On a new build I represent you, the buyer, not the builder. Right now I am representing a luxury-home buyer purchasing a new build from Genesis Builders in Clearwater Park, entirely on the buyer's side. On most new builds the builder pays the buyer-agent commission, and I make sure your interests are protected through the contract and the build.
How much does it cost to work with you, and can I get cash back as a buyer?
Fees, commissions, and any buyer rebate or cash-back are always negotiable and set case-by-case in a written service agreement, subject to brokerage approval. There is no standard or fixed rate. A buyer cash-back is not guaranteed, is discussed up front, must be disclosed to your lender, and may have tax effects, so I would recommend speaking with an accountant. I am happy to walk through the options before you commit to anything.
Is now a good time to buy or sell in Chestermere?
As of the latest data, Chestermere sits around 5.55 months of supply, which is a balanced, buyer-forming market (CREB, June 2026). The benchmark price is $705,800, down 2.1% year over year. Balanced means neither buyers nor sellers hold all the cards, so a clear plan matters more than timing the market. I will give you an honest read for your specific goals rather than a one-size-fits-all answer, and I cannot guarantee where prices go next.
Do you help newcomer and South Asian families, including with halal financing?
Yes. I work in English, Bangla, Hindi, and Urdu, and I regularly help newcomer, South Asian, and Muslim families settle in Chestermere. I am comfortable working alongside halal financing arrangements. I am a realtor, not a lender or lawyer, so financing and legal details go through those independent professionals, but I will make the home-buying side clear and comfortable in your language.
