One of Canada's only lake cities within a 20-minute drive of a major metro. Chestermere Lake means boating, swimming, and skating, year-round. I'll help you find your place on the water (or near it).

I am not going to spin that. A 34% sales-to-new-listings ratio and 6.77 months of supply means sellers no longer set the terms the way they did a couple of years ago, and prices have softened slightly year over year. For a buyer, that is genuinely good news. You have more choice, more time to do inspections properly, and more room to negotiate than Chestermere has offered in a while. For a seller it means pricing to the current comparables matters more than ever, because buyers have options.
Families keep moving here for the same reasons regardless of the cycle. They get priced out of southeast Calgary and come east for more square footage, newer homes, good schools, and the lake. Chestermere is home to roughly 32,000 people and has been one of Alberta's fastest-growing municipalities, up around 9% year over year and about 42% over five years, so the demand story underneath these numbers is still very much intact.
This is not theory for me. Right now I am representing a buyer purchasing a luxury new build from Genesis Builders in the Clearwater Park community here in Chestermere. That is a live, current new-build buyer deal, and it is a good example of what independent buyer representation looks like: I sit on the buyer's side of the table, not the builder's, so my job is to protect my client through the contract, the deposit structure, the upgrade decisions, and the warranty details, and to give a straight read on value against the other homes on the market. On a new build the builder usually pays the buyer-agent commission, and any buyer rebate or cash-back is a separate conversation handled case by case, never guaranteed, and disclosed to your lender. Genesis Builders is a trademark of its owner and is referenced here for identification only. This is not an endorsement, sponsorship, partnership, or affiliation, and I represent the buyer independently.

The Lake Lifestyle, Without Driving to Kelowna
Chestermere Lake
A 4.5 km² recreational lake, boating, wakeboarding, canoeing, swimming in summer; skating and ice fishing in winter. Very few Canadian cities offer this 15 minutes from a major metro.
15 Min to SE Calgary
Trans-Canada Highway makes Chestermere one of the most convenient Calgary suburbs. SE Calgary employers, the airport, and downtown are all accessible without a painful commute.
Active New Development
Chelsea, Dawson's Landing, and other active communities mean new builds are still available at competitive pricing. Lock in a brand-new home in a growing city.
Family-First Community
Strong schools, extensive pathway system around the lake, parks, and a tight-knit community. Chestermere families tend to stay, the lifestyle retention is high.
Strong Appreciation
Chestermere's unique lake amenity and limited waterfront supply create scarcity-driven appreciation. Lake-adjacent properties have shown some of Alberta's strongest per-square-foot gains.
Four-Season Recreation
The lake is the anchor, but Chestermere also offers pathway networks, community sports facilities, and quick access to Calgary's recreation infrastructure. Year-round lifestyle wins.
From Waterfront to Family Suburbs
Kinniburgh
Chestermere's premier community, luxury homes, newer construction, proximity to the lake, and Chestermere's most prestigious addresses. Executive homes from $700K–$1.5M+.
Chelsea
One of Chestermere's fastest-growing new communities, modern homes, excellent infrastructure, family-friendly design. Some of the best value per square foot in the city.
Dawson's Landing
Newer community with builder options still available. Modern layouts, competitive pricing, and quick Trans-Canada access. Strong choice for families looking for new construction value.
Westmere
Established community close to Chestermere's commercial core, schools, and rec facilities. Good value for buyers who want a mature, settled neighbourhood without the premium of Kinniburgh.
Waterfront Properties
Direct Chestermere Lake frontage, the most sought-after addresses in the city. Limited supply and strong demand create a premium that historically appreciates well above the city average.
Rainbow Falls
Family-focused community with excellent park access, walking paths, and community association programming. Popular with young families seeking community feel at a mid-range price point.
