I am not going to spin that. A 34% sales-to-new-listings ratio and 6.77 months of supply means sellers no longer set the terms the way they did a couple of years ago, and prices have softened slightly year over year. For a buyer, that is genuinely good news. You have more choice, more time to do inspections properly, and more room to negotiate than Chestermere has offered in a while. For a seller it means pricing to the current comparables matters more than ever, because buyers have options.

Families keep moving here for the same reasons regardless of the cycle. They get priced out of southeast Calgary and come east for more square footage, newer homes, good schools, and the lake. Chestermere is home to roughly 32,000 people and has been one of Alberta's fastest-growing municipalities, up around 9% year over year and about 42% over five years, so the demand story underneath these numbers is still very much intact.
