Best value and entry: Chelsea

If your priority is getting into a newer home for the least money, Chelsea is where I point first. Its median list is $508,000 across 20 active listings, one of the most affordable entry points in the city, with a range of about $290K to $1.06M and a typical 3-bedroom layout (live MLS, July 2026). It is also new-build heavy, with 14 of those 20 listings being new construction.

Chelsea is a well-regarded newer community that has been recognized with a community award (worth confirming the exact award and year), with playfields and walking trails, and commercial amenities have been coming to the area. Several builders have been active in Chelsea over the years, so it is worth confirming current availability before you commit. On schools, my understanding is that for a recent school year Chelsea was designated for Rainbow Creek Elementary (K-6) and Chestermere Lake Middle School (7-9), but designations shift, so always confirm the current catchment for a specific address directly with Rocky View Schools.

Best for new builds: Waterford, Bridgeport and Dawson's Landing

Buyers who want that first-owner, everything-under-warranty feeling have three strong options.

  • Waterford is the most active new-build community I track: 38 of its 42 active listings are 2024+ new builds, median $599,900, range about $400K to $1.14M, with a mix of single-family, duplex and townhome (live MLS, July 2026). It sits on the southwest edge of the city with access to lake amenities. It is a Qualico master-planned community, and its plans include major park spaces and a public-school site in the early phases (confirm current details with the developer).

Best luxury and lakefront: East Chestermere, South Shores, The Cove
