Chelsea Chestermere: Homes for Sale & Community Guide
Chelsea is a strong pick if you want a newer or brand-new home in Chestermere without the top-tier price tag, and you value pathways, family layouts and a growing, walkable community. The trade-off is that some amenities and schools are still being built, so timing matters for your specific address.
One of Chestermere's most affordable entry points into a brand-new, master-planned, lake-city lifestyle, minutes from Calgary's east edge.
The vibe and who Chelsea suits
Chelsea sits on the western edge of Chestermere, acting as the connector between Calgary's east side and Chestermere Lake. It is an award-winning, master-planned community. Chelsea was named the BILD Calgary Region's Best New Community in 2020, and you feel that intent when you drive through it. Wide walkable streets, playgrounds, an eco-park and a genuine pathway network make it feel purpose-built for family life rather than pieced together over decades.
In my experience it suits a few buyers especially well: first-time buyers and young families who want a newer home at a reachable price, move-up buyers coming from southeast Calgary who want more space and a lake-city lifestyle, and newcomer and South-Asian and Muslim families who want a fresh community with schools and amenities growing around them. I work in English, Bangla, Hindi and Urdu, and a lot of the families I help here are making their first Canadian home purchase, so I try to slow the process down and explain every step.
If Chelsea sounds like your kind of neighbourhood, I am happy to walk a few streets with you in person so you can feel the difference between the phases. Text me anytime at 403-888-4268.
Prices and home types (live MLS, July 2026)
Chelsea is one of the most affordable entry points in Chestermere right now, which is a big part of its appeal. Here is the current snapshot from the feed, alongside town-level context so you can see where Chelsea sits.
| Active listings | 20 (live MLS, July 2026) |
| Median list price | $508,000 (live MLS, July 2026) |
| Price range | about $290K to $1.06M (live MLS, July 2026) |
| Typical size | 3 bedrooms (live MLS, July 2026) |
| New builds | 14 of 20 listings (live MLS, July 2026) |
| Chestermere residential benchmark | $705,800, down 2.1% YoY (CREB, June 2026) |
| Months of supply | 5.55, a balanced market (CREB, June 2026) |
That range tells the real story: townhomes and duplexes near the entry point, single-family homes in the middle, and larger estate-style builds at the top. A median of $508,000 against a town residential benchmark of $705,800 is why I point value-focused buyers here first. New build vs resale in Chelsea
Chelsea leans heavily new. With 14 of 20 active listings being new builds (live MLS, July 2026), you have real choice on the new-construction side, which is unusual and useful. Five builders have shaped the community: Anthem, Sterling Homes, Trico Homes, Truman Homes and Luxuria Homes, offering single-family homes, duplexes and townhomes for different stages of life.
New build gives you a fresh warranty, current layouts and the ability to choose finishes, but there are real trade-offs to understand: build timelines, possession dates, lot premiums, and what is and is not included in the base price. This is exactly where independent buyer representation matters. I currently represent a luxury buyer at Genesis Builders' Clearwater Park here in Chestermere, and the pattern is always the same. The builder's on-site rep works for the builder, so having someone on your side to review contracts, holdbacks and upgrade pricing protects you.
Resale in Chelsea is worth a look too if you want a home that is already landscaped, fenced and move-in ready without the wait. Before you sign anything with a show-home sales team, talk to me first. In most cases I can represent you at no cost to you, and I will tell you honestly which route fits your situation.
Lake, canal and pathway access
The lake is the reason many people choose Chestermere over a Calgary suburb, and Chelsea is positioned as the link between the city and Chestermere Lake. Chestermere Lake is a recreational reservoir fed by the historic Western Irrigation District (WID) canal system, which terminates at the south end of the lake. In summer you get boating, paddling and beach days; in winter, skating and skiing on and around the water.
Closer to home, Chelsea's own pathway network is a highlight. There are over 5 km of walking trails through the community, including the Pioneer Walking Trail, plus an eco-park and green spaces that tie the neighbourhood together. The broader region also has the WID Canal Pathway, a long multi-use route where walking and cycling are permitted along the canal right-of-way, so you are not short on places to move.
One honest note: lake access in Chestermere is a public, city-managed amenity rather than a private gated marina, and access rules and any fees are set at the city level and can change. If lakefront or lake-proximity is a priority for you, I will help you confirm what a specific Chelsea address actually offers. Reach out and I will map it out for you.
Schools and family fit
Chelsea's school picture is a mix of established options nearby and new schools being built as the community grows. Chestermere is served by Rocky View Schools on the public side and Calgary Catholic on the Catholic side, and existing schools in the wider area include options from kindergarten through grade 12.
Within Chelsea itself, several future schools are planned as the community builds out, including a funded Catholic K-9 site. Opening timelines have shifted before, as they often do with new schools, so I always tell families to treat any specific opening date as something to confirm rather than assume.
Because catchment boundaries and busing depend on the exact address and the school year, the smartest move is to verify the catchment for the specific home you are considering directly with the school authority before you commit. I do this routinely for the families I work with, especially those choosing a home around a child's grade level. If schools are your deciding factor, tell me your kids' ages and I will help you line up addresses against the right catchments.
Pros, honest trade-offs, and how Chelsea compares
Here is my straight assessment. Pros: Chelsea is one of the more affordable ways into Chestermere, it is genuinely new and master-planned, it has an award-winning design pedigree, strong pathways and eco-park space, plenty of new-build choice, and it sits close to the Calgary edge with roughly a 20-minute drive to the city.
Honest trade-offs: as a newer, roughly 70% built-out community, some amenities, schools and the recreation centre are still in progress, so you may live alongside construction for a while and rely on amenities in other parts of Chestermere in the meantime. Newer communities can also mean smaller mature trees and evolving traffic patterns as phases fill in.
How it compares nearby: against more established Chestermere neighbourhoods like Westmere or Rainbow Falls, Chelsea trades mature landscaping and finished amenities for lower entry prices and newer product. Against the newest luxury enclaves such as Clearwater Park, Chelsea is more attainable and family-broad rather than estate-focused. There is no single best community here, only the best fit for your budget, timeline and lifestyle.
I would genuinely rather help you pick the right Chestermere community than push any one of them. If you send me your must-haves, I will give you an honest side-by-side. Book a time with me through my HubSpot scheduler or call 403-888-4268.
