South Shores is one of Chestermere's newest and higher-priced lake-side pockets, heavy on new builds with canal or green-space backing. It suits buyers who want a brand-new detached home near the water and can stretch past the $1M mark, less so bargain hunters.
A newer, lake-oriented master-planned community on the south end of Chestermere Lake, and an honest look at who it suits, what homes cost, and how it compares to the rest of the city.
The vibe and who South Shores suits
South Shores is a modern, master-planned community set right against the southern shore of Chestermere Lake, about 10 minutes east of Calgary's edge and close to 30 minutes from downtown depending on traffic. It is one of the newest parts of the city, so streetscapes are current, homes are large, and lake and pathway access sit right at the doorstep.
Who does it suit? Families and move-up buyers coming out of southeast Calgary who want a bigger, brand-new detached home and genuine lake life without leaving the Calgary orbit. I work with a lot of newcomer and South-Asian and Muslim families making exactly this move, and South Shores tends to appeal when the priority is space, a new build, and being able to walk to the water. If your budget is firmly under $600K, you will have fewer options here than in older Chestermere communities.

For town-level context, the Chestermere residential benchmark is $705,800 and the detached benchmark is $792,600, with 5.55 months of supply, a balanced market (CREB, June 2026). South Shores sits meaningfully above those benchmarks because it is newer and higher-priced than the city as a whole. Based on the live feed, it reads as a stretch-up community more than an entry-level one.

Right now South Shores is overwhelmingly a new-build market, 12 of the 15 active listings are new construction (live MLS, July 2026). Several builders have been active in the area over recent phases (worth confirming current availability and which builders are selling for the specific lot you like), and lots have been offered with walkout, canal-backing, green-space-backing, and cul-de-sac options.
That mix has real implications. New builds let you pick finishes and lot position, but the base price is often just the starting point once you add the walkout, the corner lot, or the upgraded kitchen. Resale here is thin, so if you specifically want a home that is already landscaped, fenced, and lived-in, your choices are limited and you may need patience.
Here is the honest part: builders staff their showhomes with their sales reps, who represent the builder, not you. Lake, canal and pathway access
This is the reason most people look at South Shores. The community sits directly against the southern shoreline of Chestermere Lake and connects into the city's broader pathway network, so you can walk or bike to parks, green spaces, and the water. Some premium lots back directly onto a canal or onto green space, and new playgrounds have been part of the community plan.
Chestermere Lake itself is a genuine four-season amenity, boating and paddling in summer, skating and walking the shoreline in winter. If lake access is the whole point of your move, this is one of the closest-to-the-water newer communities in the city.
One thing worth confirming per address: canal-backing and lakefront are not the same thing, and rights of access, docks, and fees vary by lot. Schools and getting around
Chestermere is served by Rocky View Schools, with Chestermere High School covering grades 10 to 12 for the city and surrounding areas like Langdon and Indus. Rocky View adjusted several Chestermere attendance boundaries for the 2025/26 year, so I always recommend confirming the current catchment for the exact South Shores address you are considering with Rocky View Schools rather than assuming, boundaries in a growing city move. Calgary Catholic and independent options are also within reach, and current catchment for a specific address should be confirmed with Calgary Catholic.
On commute, Chestermere is roughly 10 minutes east of Calgary's city limits, with downtown and the airport in the 30-minute range via 17th Avenue SE and Stoney Trail. Calgary's East Hills shopping area, Costco, Walmart, a movie theatre and more, is only about 10 minutes away, and Chestermere itself has grocery, medical, dental, and restaurants close by.

There is no single best community, only the best fit for your budget and priorities.
