Comparing two new-build homes? Understand the complete cost before choosing.
Two builders rarely present their numbers the same way. Use the full-cost worksheet below to put two to four homes or written offers on the same basis, or send me what you have and I will compare the documented price, inclusions, deposit schedule, written incentives and possession terms, and tell you plainly what is still unknown instead of filling the gaps with a guess.

Compare the full cost, side by side
Enter what each builder has given you in writing. Leave a field blank when you do not know it: the worksheet treats blank as unknown, not zero, and lists what to ask. Nothing you type leaves this browser unless you choose to send it to me.

What a real comparison covers
Here is the shape of the comparison, with illustrative entries so you can see what belongs in each row. These numbers are examples only — not current pricing for any builder or community.
| Compare | Home A (illustrative) | Home B (illustrative) |
|---|---|---|
| Advertised price | e.g. $612,900 | e.g. $598,500 |
| Documented inclusions | e.g. appliances, blinds, landscaping listed in spec sheet | e.g. appliances only; landscaping is an upgrade |
| Known exclusions | e.g. fence, central A/C | e.g. fence, deck, GST not stated as included or extra — confirm |
| Deposit schedule | e.g. $10,000 on signing, balance at milestones per contract | e.g. not yet provided in writing — to request |
| Written incentives | e.g. $5,000 design-centre credit, in writing | e.g. verbal mention only — not yet in writing |
| Possession terms | e.g. estimated window stated, adjustment holdback per contract | e.g. estimated window stated verbally only — confirm in writing |
| Representation | e.g. buyer registration confirmed before visit | e.g. visited without registering — status to confirm with builder |
Rows marked "to confirm" or "not yet provided" are exactly the kind of gap I flag rather than fill in with an estimate. A missing number is information, not a defect in the comparison.
What to bring
- The builder, community and model name for each home.
- Any price sheet, spec list, or written offer you already have — pasted as text or a public listing link.
- Your budget and approximate financing stage.
- Whether you have visited a showhome, registered with a builder, or signed anything.
What I check, and what I cannot
I compare what is documented: advertised price, written inclusions and exclusions, deposit schedule, written incentives, and possession terms as stated in the contract or spec sheet. Where a term has only been mentioned verbally, I say so and tell you how to get it in writing before you rely on it. I do not estimate a builder's current pricing, invent an incentive, or assume every builder pays a buyer's-agent rebate — those vary by project and need to be confirmed directly.
Why documented terms matter more than a lower headline price
A lower advertised price with fewer inclusions can cost more once you price out what the other home includes. A verbal incentive that never makes it into the contract is not an incentive. And a showhome visit does not automatically settle who represents you — that depends on the specific builder's policy and when you visited. None of that shows up by comparing two price tags side by side, which is why the comparison starts with what is actually in writing.
Three clear next steps
Send what you have
Names, models, budget and anything in writing. Text is fine — no document uploads needed.
Get the comparison and the gap list
I return a side-by-side comparison and tell you exactly what is missing or needs to be confirmed with each builder.
Decide with the full picture
If you want representation going forward, I help you get the remaining terms in writing before you sign anything.
