Need a Calgary or Chestermere home within 90 days?
Tell me your budget, area, financing stage and your latest acceptable possession date. I check current price, what is actually included, and the real possession window on quick-possession homes before you spend a weekend touring the wrong ones.

You have a deadline, not just a wish list
This is for buyers with a real timeline: a lease ending, a job start date, a closing you need to match, or a family situation that means "sometime next year" is not good enough. Quick-possession and move-in-ready homes — standing inventory from builders, and recently finished or vacant resale homes — are usually the fastest realistic path to a closing within about 90 days. Pre-construction and custom builds are not, because their timelines depend on the build schedule, not your deadline.
What "quick possession" needs to survive contact with reality
Availability
Builders and sellers update inventory constantly. Before you tour, I confirm with the listing brokerage or builder that the home is still available and the advertised possession window still holds — advertised dates need confirmation, and I do not publish availability I have not personally checked.
Price and inclusions
"Move-in ready" pricing can hide what is not included — appliances, blinds, landscaping, a fence, lot premiums, upgrade allowances. I ask for the written spec sheet or listing detail so you are comparing complete prices, not headline numbers.
Possession, in writing
A verbal "ready now" is not a closing date. Once you are serious about a specific home, the possession date belongs in the purchase contract, with your lawyer reviewing the closing conditions — not left as a sales-office promise.
Current move-in-ready inventory
The live, CREA DDF®-connected new-build search already filters for move-in-ready and quick-possession homes across Calgary and area, refreshed every 15 minutes. Browse it directly, or send the form above and I will do the filtering and the checking for you.
Live listing data is supplied under the CREA DDF® feed. Availability, price and inclusions shown there are as advertised and still need confirmation — that confirmation is what a shortlist request gets you.
What to have ready before we start
- A realistic budget, including whether you have already spoken with a lender.
- Your latest acceptable possession date — not your ideal one, your actual deadline.
- Whether a current home needs to sell first, and roughly when.
- The areas and home type you would actually live in, not just the ones you like the photos of.
