Loop me in before your first showhome visit so I can represent you. We talk goals, budget, timeline and which communities and builders fit, then tour with a plan.

New Build Questions, Answered

Do I need my own REALTOR® to buy a new build in Calgary?
You don't have to, but it's a real advantage and it's typically free to you. The sales rep at the showhome works for the builder, not for you. An independent REALTOR® represents your interests: reviewing the contract, advising on lot and upgrade choices, watching your deposit and timeline, and advocating at walkthroughs. In most cases the builder pays your agent's commission, so representation costs you nothing extra. Register your REALTOR® on your first visit to the showhome, before you sign anything.
When do I have to register my REALTOR® with the builder?
On your first visit to the sales centre or showhome. Most builders require your agent to accompany you or register you on that first visit in order to represent you on that purchase. If you tour and hand over your details first without your REALTOR®, some builders will not allow representation afterward. If you're even considering a new build, contact me before you walk into a showhome.
Which upgrades are worth paying the builder for?
Generally, structural choices you can't easily change later are worth doing through the builder: extra bedroom or bathroom rough-ins, a 9ft basement, a side entrance for a future legal suite, and electrical or plumbing rough-ins. Cosmetic finishes like flooring, lighting and backsplash are often cheaper aftermarket. The trap is over-upgrading past the community's price ceiling. Is a new build covered by warranty in Alberta?
Yes. New homes in Alberta must carry mandatory new home warranty coverage: 1 year on labour and materials, 2 years on delivery and distribution systems, 5 years on the building envelope, and 10 years on major structural components. Coverage details vary by provider, so always confirm the specific policy on your home. I help you understand what's covered and document deficiencies at your walkthroughs.
Should I buy new or resale?
It depends on your priorities. New builds offer a fresh home, warranty, and the ability to choose finishes, but can involve wait times, closing-cost surprises and evolving communities. Resale offers established neighbourhoods, mature landscaping and often faster possession. I'll walk you through the honest trade-offs for your budget and timeline rather than push you either way.
