Negotiable Commission, Full-Service Selling in Calgary | Mohammad Emon REALTOR®
Selling, Done Differently

Negotiable Commission. Full-Service Marketing. Keep More of Your Equity.

Commission is always negotiable, and I'm open about that. But flexible on price should never mean a bare MLS listing. Every home I sell gets full-scale marketing behind it, the honest middle ground between overpaying and a discount brokerage that just posts and prays.

Straight Talk

The Truth About Real Estate Commission in Calgary

Commission is not fixed by law, by RECA, or by the real estate board. There is no legally "standard" rate, it has always been negotiable between you and your brokerage. The real question isn't just "how low can the fee go," it's "what am I getting for it, and what will it net me?"

My approach

My commission is negotiable and transparent, we agree on it up front, in plain terms. And whatever we agree on, your home still gets full-scale marketing. You shouldn't have to choose between a fair fee and a proper sale. Read how commission really works in Calgary →

FAQ

Commission & Selling Questions, Answered

Is real estate commission negotiable in Calgary?
Yes. Commission is not fixed by law, by RECA, or by the real estate board, and it is always negotiable between you and your brokerage. There is no legally "standard" rate. My commission is negotiable, and I'm transparent about it from our first conversation, so you know exactly what you're paying and what you're getting for it.
How is your model different from a flat-fee or discount brokerage?
Flat-fee and discount models vary widely. Some are limited-service, sometimes little more than posting your home to MLS and leaving the rest to you. Others offer more. My model is a negotiable commission with full-scale marketing and hands-on representation behind it, so you can be cost-conscious without giving up the marketing and negotiation that help a home sell for its best price. Always ask any brokerage exactly what is and isn't included before you sign. See the full comparison.
What does full-service marketing actually include?
Typically: professional photography, drone/aerial where it helps, a video or virtual tour, floor plans, staging guidance, premium MLS and REALTOR.ca syndication, social media and targeted online ads, email to buyer and agent networks, quality signage, open houses, a data-driven pricing strategy, and proactive negotiation. The goal is maximum qualified exposure and the best net result. Full list here.
Does a lower commission mean less marketing for my home?
Not with me. The whole point of my model is that a negotiable commission still comes with full-scale marketing. What I won't do is quietly cut the marketing to fit a lower fee, because weak marketing usually costs a seller far more in final sale price than they save on commission. We agree on the plan up front so there are no surprises.
I need to sell quickly for personal reasons. Can you help discreetly?
Yes. Relocation, separation or divorce, financial pressure, estate and probate, or health, these all call for a calm, discreet and fast approach. A negotiable commission can help you keep more of your equity when it matters most, and full marketing still helps you sell quickly without giving the home away. Everything is handled privately and without judgment. See your options for a fast sale.
How do I find out what my home is worth and what I'd net?
Start with my home value tool and net proceeds estimator for a quick sense, then book a call for an accurate, comparable-based valuation for your specific home and situation. There's no cost and no obligation.
