How to read this page

Two things make this different from the builder lists you will find elsewhere, and both are worth understanding before you use it.

The prices are observed, not advertised. Where at least 5 active MLS® listings name a builder in the description, this page shows the median list price of those homes. That is a real market signal rather than a "starting from" number attached to the smallest floor plan on the least desirable lot. Where the sample is smaller, the page shows the typical band for that tier and says so.

Nobody is ranked on quality. Builders are grouped by price and described by what they are known for, what they build and where. I am not going to publish a star rating on companies whose work varies house by house and trade by trade. What I will do is tell you privately what I have actually seen on specific homes in specific communities, which is far more useful than a number out of five.

Methodology and limits

The price signal comes from active listings built in the last two years whose description names the builder. It undercounts: many builder homes never mention the builder in the description, and standing inventory is sometimes held off MLS® entirely. Community and product mix also skew it. Treat it as directional.

Builder profiles draw on company statements, community developer information and publicly available industry sources. Claims a company makes about itself are described as such. Nothing here is a representation about the quality, financial condition, or future performance of any company.

The comparisons buyers actually ask me for

These come up constantly, usually when someone has narrowed to two builders in the same community and needs a tiebreaker. There is no universal winner in any of these; there is a right answer for your situation.

Jayman BUILT vs Trico Homes

Both sit in the premium band and both lead with sustainability, but they get there differently. Jayman's pitch is the specification: solar, triple-pane windows and a high-efficiency mechanical package as standard, which the company describes as substantially better than code. Trico's is corporate: it states it is Western Canada's first certified B Corp homebuilder, a third-party standard covering social and environmental performance. If your priority is the lowest operating cost and the strongest shot at the energy-efficiency premium refund, the standard spec matters more. If it is who you are buying from, the certification does.

Shane Homes vs Sterling Homes

The practical split is flexibility versus reach. Shane is known for its floor-plan customisation program, which gives more layout freedom than a typical production builder. Sterling is one of the most geographically spread builders in the region, with product in Calgary and all four surrounding towns, which matters if you are still deciding where rather than what. Choose Shane if the plan needs to change; choose Sterling if the location is still open.

Brookfield Residential vs Mattamy Homes

Both are large and both act as developer and builder in places, which means in some communities one company controls the land and the homes. That is a genuine convenience and it also means fewer independent parties. Mattamy's differentiator in Alberta is solar as standard on most homes since mid-2024. Brookfield's is the breadth of product within its own master-planned communities, from attached through estate.

Logel Homes vs StreetSide Developments

The two most relevant names if you are buying attached product as an entry point. Both are multi-family specialists rather than detached builders who happen to do townhomes, which shows in the plans. The deciding factor is almost always the specific project and its condo documents rather than the builder brand, so read the reserve fund study. Our condo document guide covers what matters.

A production builder vs a custom builder

Different products, not different quality levels. A production builder gives you a proven plan, a fixed-ish price, a defined timeline and a warranty process that runs many times a year. A custom builder gives you a home designed around you, with a longer timeline, a more variable budget, and a process that demands far more of your attention. Most buyers who think they want custom actually want a production home with the right upgrades on the right lot, which costs dramatically less.

What actually separates builders, once you are past the showhome

Showhomes are fully upgraded by design. Comparing two of them tells you about the design centre, not about what you will get. These are the differences that show up later.

What to compareWhy it decides the deal
Base specificationWindow quality, insulation, mechanical systems and framing are where the real cost difference sits, and none of it is visible in a showhome. Ask for the standard specification sheet, in writing, and compare like for like.
What is not includedFencing, landscaping, window coverings, air conditioning, appliances and deck are frequently excluded. On a $650,000 home these can add well into five figures.
Lot premiumThe same plan can vary by tens of thousands depending on lot. A walkout, a corner, a green-space back or a wide lot all carry premiums that are separate from the house price.
Deposit structureHow much, and when. Deposit schedules vary considerably and determine how much cash you need before possession.
Possession extension rightsMost Alberta contracts let the builder extend, often 90 to 180 days, without owing you anything. Read that clause before signing, not after. See delayed possession rights.

Community, not just builderYou live in a community far longer than you experience the build. School sites, pathway networks and buildout timing are the developer's decisions, not the builder's.

How I work with new-build buyers

New construction is a different transaction from resale, and most of the value of representation is spent before you ever sign anything.

  1. We shortlist before you tour. Budget, product type, timing and commute narrow fifty-plus builders to a handful worth your Saturday. This page is the same shortlist logic, made public.
  2. I register with you on the first visit. This is the step that catches people. Most builders require your agent to be registered on your first showhome visit, and walking in alone can forfeit representation on that home entirely.
  3. We compare base specifications, not showhomes. I ask for the standard spec sheet from each builder and put them side by side, so you are comparing the house you would actually get.
  4. I canvass for unlisted inventory. Builders hold homes back from MLS®. When your timing is tight, calling around directly finds options the public never sees, and standing inventory is where the flexibility is. The quick possession finder shows what is listed, across every builder.
  5. We negotiate in the currency builders can pay in. They protect base price to preserve appraisals; they give upgrade credits, appliance and landscaping packages, lot premium reductions and legal fees. See how that works.
  6. I read the contract with you. Deposit schedule, extension rights, what is excluded, what is seasonal.
  7. We check what you are owed. The GST rebate can reach $50,000 on a qualifying new build, and an energy-efficient home with under 20% down may earn a 25% mortgage insurance premium refund. Both are routinely missed.

Buyer rebates on new builds

On a new build the builder generally pays the buyer agent commission from its marketing budget, so representation typically costs you nothing extra. Where a buyer rebate or cash back is agreed, I will put it in writing before you tour anything.

The honest fine print, because it matters: commissions, fees and any rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender, and it may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount. These companies do not build your house, they build the community it sits in: buying and servicing land, installing roads and utilities, setting architectural guidelines and deciding buildout timing. Worth knowing, because school sites, pathway networks and how long you live beside construction are their decisions.

The lowest entry points generally come from multi-family specialists such as Logel Homes, StreetSide Developments, Carrington Communities and Minto, because condos and townhomes start well below detached product. Among detached builders, entry pricing depends heavily on community and lot rather than on the builder alone. Do I need a realtor to buy a new build in Calgary?
You are not required to have one, but the sales representative in a showhome works for the builder, not for you. On a new build the builder typically pays the buyer agent commission from its marketing budget, so representation usually costs the buyer nothing extra.
