Douglas advertises quick-possession homes in Calgary, Airdrie, Chestermere and Cochrane. Its official contact page names Greystone in Cochrane and Waterford in Chestermere. The Greystone developer also lists Douglas for rear-drive single-family and duplex homes. Use these relationships to request an exact shortlist rather than treating a general community page as a home reservation.

Search MLS® listings naming Douglas Homes

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.

Separate advertised readiness from the contract

Quick possession describes advertised timing, not the terms of your purchase contract. For a completed home, ask what remains to be finished and obtain the written possession provisions. For a home still under construction, record its stage, specification and completion obligations. In Greystone, the rear-drive and duplex categories provide a more precise comparison than a broad detached-home search. Waterford adds a Chestermere alternative, where location and available product may change together.

Questions for the written comparison

• What construction stage, remaining work and written possession provisions apply to the exact home?
• Does the price include the garage and completion items needed for this lot?
• Which terms and inclusions are confirmed in the current written offer, rather than an earlier promotion?

Compare the full cost and the specific home

Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.
