Kelly Kustom’s official site identifies Waterford Estates in Chestermere and describes lane-home choices there. The company also advertises Langdon, Strathmore and custom acreage work, which are separate from the five target municipalities. The selected Chestermere relationship does not verify an available lot, an included garage or access rights to a particular amenity.

Search MLS® listings naming Kelly Kustom Homes

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.

Check the lane, garage and usable outdoor space together

For the actual lot and plan, trace the route from vehicle parking into the home and identify how the rear lane, garage and yard fit together. Ask whether the garage shown is included, optional or subject to a different drawing or approval. Check the space left for outdoor use after parking, waste storage and access are considered. If you want a different floor plan, compare the revised layout against that same lot. Keep any lake, community or recreation description separate from the property’s actual rights and included features, and have the written offer identify what you are buying.

Questions for the written comparison

• Which garage and parking arrangement is included for this lot?
• How much outdoor space remains usable after access and storage are accounted for?
• Which changes and property rights are confirmed in the actual purchase documents?

Compare the full cost and the specific home

Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items.
