Lilli Homes new-home buyer guide

Community sources, practical comparisons and a personal shortlist with Mohammad Emon, REALTOR® at KO Realty. This is an independent guide, not the builder’s sales website.

Published Calgary custom-home portfolio

Lilli’s official projects page presents named custom-home examples, including a Lakeview project. A named design is useful evidence of the work the company chooses to show. It does not mean the design is offered on your lot, that the photographed finish is standard, or that the home remains for sale. Use the portfolio to develop a specific brief before comparing construction proposals.

Official source reviewed 2026-11-02. The source describes the scope below. Portfolio work, service areas and future announcements do not confirm an available home. Check the specific project and contracting entity separately.

The reviewed source advertises custom-home services or portfolio work. It does not provide a verified current home-and-lot roster for the five target municipalities. Ask about the proposed site and contract before treating a design as a home for sale.

Search MLS® listings naming Lilli Homes

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.

Compare the usable plan behind the presentation

A distinctive portfolio can make it easy to choose by appearance before the plan has been tested against everyday use. For a Lilli proposal, trace the route from garage to kitchen, the separation of sleeping rooms and the places where coats, equipment and groceries will go. Ask to see those priorities on the proposed drawings. If you want a feature from a Lakeview or another published example, identify its actual dimensions and material assumptions rather than requesting something that merely looks similar. Compare the design scope and construction scope separately, and record who is responsible for resolving changes between them. That makes competing custom proposals more understandable than comparing a single total beside two photographs.

Questions for the written comparison

Compare the full cost and the specific home

Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.

Before visiting or registering, ask Mohammad to check the builder’s cooperation and registration process for your project. Already visited? Explain what happened so your actual options can be checked. Representation, compensation and any amount you may owe are confirmed separately in writing.

Questions

Does this guide confirm an available Lilli Homes home?

No. The advertised project, service or portfolio scope comes from the dated sources below. Available homes, lots, prices and possession terms need a current check for the specific purchase.

How can I compare Lilli Homes with other builders?

Use the community links, the MLS search and the full-cost worksheet to compare actual homes and written specifications. Send the builder context through the Game Plan for a personal shortlist.
