Harder Homes new-home buyer guide
Community sources, practical comparisons and a personal shortlist with Mohammad Emon, REALTOR® at KO Realty. This is an independent guide, not the builder’s sales website.
Selected advertised communities and home collections
Harder Homes’ official community page identifies Cooper’s Crossing in Airdrie and distinguishes several named phases, including phases labelled sold out. The page provides a starting point for a home-design discussion, not a verified lot inventory. Historical registry matches elsewhere do not establish a current Harder project in Calgary or Okotoks.
Official source reviewed 2026-11-02. The source describes the scope below. Portfolio work, service areas and future announcements do not confirm an available home. Check the specific project and contracting entity separately.

Search MLS® listings naming Harder Homes
The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.
Compare a house-and-lot design with a plan-library example
Use Harder’s plan collection to establish priorities, then ask how the selected design would be adapted to a specific Cooper’s Crossing lot. The garage position, grade, orientation and permitted footprint can change how a familiar plan works. Confirm the phase and the actual lot being discussed before comparing prices or finishes. Ask which drawings and selections are settled, what remains an allowance and how design changes will be recorded. If a reference home is in a sold-out phase, separate the features you like from the availability of that original package. A practical comparison identifies what can be carried forward into a new proposal and what needs fresh design work.
Questions for the written comparison
- Which phase and actual lot are available for this proposal?
- What must change from the reference plan to fit that site?
- Which design decisions, allowances and changes will be fixed in writing?
Compare the full cost and the specific home
Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.
Before visiting or registering, ask Mohammad to check the builder’s cooperation and registration process for your project. Already visited? Explain what happened so your actual options can be checked. Representation, compensation and any amount you may owe are confirmed separately in writing.
This opens the existing Game Plan with the builder context. Browsing or sending an enquiry does not register you with the builder.

Questions
Does this guide confirm an available Harder Homes home?
No. The advertised project, service or portfolio scope comes from the dated sources below. Available homes, lots, prices and possession terms need a current check for the specific purchase.
How can I compare Harder Homes with other builders?
Use the community links, the MLS search and the full-cost worksheet to compare actual homes and written specifications. Send the builder context through the Game Plan for a personal shortlist.
