Duke Homes new-home buyer guide

Community sources, practical comparisons and a personal shortlist with Mohammad Emon, REALTOR® at KO Realty. This is an independent guide, not the builder’s sales website.

Official services and portfolio scope

Duke’s official Calgary website describes custom single-family homes, duplexes, townhomes and acreage work. Its homepage also advertises townhomes without supplying a complete verified project roster in this review. Those housing formats should not be treated as interchangeable, and the Calgary company at dukehomes.ca is distinct from similarly named websites elsewhere.

Official source reviewed 2026-11-03. The source describes the scope below. Portfolio work, service areas and future announcements do not confirm an available home. Check the specific project and contracting entity separately.

The reviewed evidence describes services, design examples or portfolio work. It does not establish a verified current home-and-lot roster. Confirm the actual site, municipality, opportunity and legal contracting entity directly.

Search MLS® listings naming Duke Homes

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.

Compare what you own and maintain in each housing format

Ask which property is being offered and how its ownership, access and maintenance are organized. A single-family home, one side of a duplex and a townhome can have different boundaries and shared responsibilities. Put the actual site and parking plan beside the floor plan, then check private outdoor space, access routes and any shared building elements. Ask for the documents that explain recurring charges and maintenance rather than assuming that a format always has or never has a fee. If a custom design is proposed, identify the changes that are feasible on that specific site and included in the written offer.

Questions for the written comparison

Compare the full cost and the specific home

Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.

Before visiting or registering, ask Mohammad to check the builder’s cooperation and registration process for your project. Already visited? Explain what happened so your actual options can be checked. Representation, compensation and any amount you may owe are confirmed separately in writing.

Questions

Does this guide confirm an available Duke Homes home?

No. The advertised project, service or portfolio scope comes from the dated sources below. Available homes, lots, prices and possession terms need a current check for the specific purchase.

How can I compare Duke Homes with other builders?

Use the community links, the MLS search and the full-cost worksheet to compare actual homes and written specifications. Send the builder context through the Game Plan for a personal shortlist.
