Start with the advertised communities

Ace’s official property collection separates available, move-in-ready, coming-soon and past projects in Calgary. It advertises West Hillhurst, Parkdale and Killarney examples, including a home with a stated Spring 2027 possession reference. An available marketing card therefore does not necessarily mean a house is finished or ready for immediate possession.

Search MLS® listings naming Ace Homes

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.

Match the purchase decision to the actual construction stage

Ask what has been built, which drawings are approved and what selections remain open for the particular residence. A presale, a home under construction and a completed infill leave different choices available to the buyer. Compare the dated plan and specification with the construction stage you can inspect, then record how later changes will be priced and scheduled. Where a site has two residences or several listings, identify the exact side, garage and outdoor space in the offer. Use a possession reference as a question for the written agreement, rather than treating a general move-in-ready heading as confirmation of every home’s completion.

• Which residence and construction stage does this listing actually describe?
• What selections can still change and how will they be priced and approved?
• Which written completion and possession terms apply to this specific purchase?

Compare the full cost and the specific home

Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.
