Establish whether the proposal concerns a new house, work on an existing building or a different construction service before comparing prices.

Search MLS® listings naming Your Custom Home

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.

Define what the timber or estate-building scope includes

Ask which structural, enclosure and finishing work belongs in the proposed agreement. If a timber feature is central to the design, identify how it appears in the drawings, who provides the engineering and how it connects with the rest of the building. Keep a new-home scope separate from an addition or renovation that retains existing work. Compare the proposed finished condition, including site works and any later trades you would need to arrange. Where the scope uses an allowance or refers to a design example, ask what information is still needed before it can become a priced construction item.

Questions for the written comparison

• Which structural, enclosure, finishing and site works are included or excluded?
• Who designs and engineers the timber elements and their connections?
• What later work or separately arranged trades remain outside this agreement?

Compare the full cost and the specific home

Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.
