SEN describes custom and semi-custom homebuilding in Calgary. Its official Diamond Ridge builder listing concerns Diamond Valley, which is a different municipality from Okotoks. This guide uses the company’s advertised Calgary services as a starting point and keeps that outside-market project separate from any claim about current Okotoks homes.

The search identifies builders from listing remarks. It can include recently built resales and does not include every off-MLS builder home. Confirm who is selling, whether the home is new, its source date and the actual possession terms.
Define what semi-custom means for the proposed home
The phrase semi-custom can cover very different amounts of design flexibility. For a SEN proposal, ask which plan is the starting point, which structural changes are possible and which decisions are limited to a selection list. Put those answers beside the choices available through a fully custom proposal or a particular home already under construction. More choice can also mean more decisions need to be made before pricing and timing are settled. Ask how selections are recorded and approved. If you are comparing a Diamond Valley example with Calgary, keep the municipality, lot and servicing differences visible instead of using the same regional label for both.

- Which structural, layout and finish changes are allowed under this semi-custom proposal?
- What must be selected before the price and construction schedule can be meaningfully compared?
- Which municipality and exact site apply to this proposal, rather than to the reference project?
Compare the full cost and the specific home
Put two to four actual homes or written offers into the full-cost comparison worksheet. Record the lot, specification, selected options, stated GST and rebate treatment, deposit milestones, recurring charges and completion items. A sample quote or model page does not reserve a home or confirm an incentive.
