Southwest Calgary is not one market — downtown and the Beltline, the Marda Loop infill belt, the estate west beyond Sarcee, the old Elbow communities, and the far south beyond Stoney Trail price and behave differently, and the spread between them is wider than the gap between quadrants. Across every SW address on the live feed today there are 2,123 active listings, a median detached ask of $850,000, 8 detached homes listed under $500,000, and 40 median days on market.

Downtown and the Beltline

The city’s densest housing and its deepest condo inventory. Months of supply here behaves nothing like the detached market a few kilometres west — buyers have choice and are using it.

The infill belt — where a 50-foot lot becomes two skinny homes and the street changes character over a decade. Walkable, school-anchored, and the most active redevelopment in the city.

The Elbow and the old southwest

Calgary’s oldest money, on the river and around the Glenmore reservoir. Lot value dominates the price here, which is why a tear-down and a renovated home on the same street can trade within a few percent.

They are different measurements, so they are quoted separately here rather than blended into one figure that would be neither.

Live-feed counts are read from the CREA DDF® feed — the same feed Realtor.ca uses — as of 2026-09-23, and are regenerated every time the feed syncs. Benchmark prices, months of supply and days-on-market come from the CREB® August 2026 report and update monthly. The two measure different things and are labelled separately throughout. Quadrant is taken from each listing's street address, so a community that sits on both sides of Centre Street is counted on whichever side each address falls.

What is the difference between the quadrants in Calgary?

Calgary is divided by Centre Street (east/west) and the Bow River (north/south), and every street address carries its quadrant. It matters for more than navigation: the four quadrants have genuinely different housing stock, build eras and price bands. Some communities sit on both sides of a dividing line — Livingston, Crescent Heights and Beltline all do — so on this site a listing is counted by its own address rather than by which quadrant its community is usually called.
