The quadrant people mean when they say "good schools and quick access to the mountains". It spans 1912 inner-city infills and 2026 showhomes, which is why "NW Calgary" on its own tells you almost nothing about price.

Short answer

Northwest Calgary is not one market — the inner-city streets around Kensington, the university and hospital belt, the established family communities west of Shaganappi, the new north beyond Stoney Trail, and the Centre Street corridor price and behave differently, and the spread between them is wider than the gap between quadrants. Across every NW address on the live feed today there are 1,764 active listings, a median detached ask of $799,800, 10 detached homes listed under $500,000, and 39 median days on market.

Northwest Calgary is not one market. Asking what homes cost here is like asking what a car costs — the honest answer starts with which part. These are the groupings I actually use with buyers, and the count beside each name is live listings today.

Every name links to its own guide where the site has one, and to a filtered search of the live feed where it does not.

Inner-city northwest

Kensington and the streets around it — walkable, river-adjacent, and the part of the quadrant where infill duplexes now set the price rather than the bungalows they replaced.

The university and hospital belt

Walking and short-transit distance to the University of Calgary, Foothills Medical Centre and the Alberta Children’s Hospital. Rental demand here is structural rather than cyclical, which is why the condo stock behaves differently from the rest of the city.

Established family northwest

Built out, schools in place, no construction dust. Arbour Lake is the quadrant’s only lake community with deeded access; the ridge communities west of Stoney Trail trade on mountain views and the commute west.

The new north

2015-onward construction north of Stoney Trail, where standing builder inventory means real negotiating room. This is where most of the quadrant’s new supply is, and where incentives move fastest.

The Centre Street corridor

Mid-century bungalows on wide lots, minutes from downtown, on the west side of Centre Street. The corridor’s communities sit on both sides of that line — the addresses on this page are the NW half.

They are different measurements, so they are quoted separately here rather than blended into one figure that would be neither.

Live-feed counts are read from the CREA DDF® feed — the same feed Realtor.ca uses — as of 2026-09-23, and are regenerated every time the feed syncs. Benchmark prices, months of supply and days-on-market come from the CREB® August 2026 report and update monthly. The two measure different things and are labelled separately throughout. Quadrant is taken from each listing's street address, so a community that sits on both sides of Centre Street is counted on whichever side each address falls.

What is the difference between the quadrants in Calgary?

Calgary is divided by Centre Street (east/west) and the Bow River (north/south), and every street address carries its quadrant. It matters for more than navigation: the four quadrants have genuinely different housing stock, build eras and price bands. Some communities sit on both sides of a dividing line — Livingston, Crescent Heights and Beltline all do — so on this site a listing is counted by its own address rather than by which quadrant its community is usually called.
