Northeast Calgary is not one market — Bridgeland and the inner northeast, the Saddle Ridge and Métis Trail corridor, the established build-out east of Deerfoot, and the new communities north of Stoney Trail price and behave differently, and the spread between them is wider than the gap between quadrants. Across every NE address on the live feed today there are 1,414 active listings, a median detached ask of $599,900, 107 detached homes listed under $500,000, and 45 median days on market.

Northeast Calgary is not one market. Asking what homes cost here is like asking what a car costs — the honest answer starts with which part. These are the groupings I actually use with buyers, and the count beside each name is live listings today.

Inner-city northeast
Bridgeland, Renfrew and the streets on the east side of Centre Street — downtown views, the Bow, and the shortest commute in the quadrant. Priced like inner-city, not like the NE.

Saddle Ridge and the Métis Trail corridor
Large detached floorplans on the Métis Trail corridor, with the city’s densest concentration of legal secondary suites and Blue Line LRT at Saddletowne and Martindale. The Genesis Centre and the YYC terminal are both inside ten minutes by car.

The 1970s–90s build-out east of Deerfoot. Coral Springs is the quadrant’s lake community. This is where the detached under-$500K stock actually lives, and where suite-conversion candidates are most common.

The city number is one number and NE Calgary is not. A benchmark tracks a consistent notional home over time; a median asking price is simply the middle of what is listed right now. They are different measurements, so they are quoted separately here rather than blended into one figure that would be neither.
Live-feed counts are read from the CREA DDF® feed — the same feed Realtor.ca uses — as of 2026-09-23, and are regenerated every time the feed syncs. Benchmark prices, months of supply and days-on-market come from the CREB® August 2026 report and update monthly. The two measure different things and are labelled separately throughout. Quadrant is taken from each listing's street address, so a community that sits on both sides of Centre Street is counted on whichever side each address falls.

What is the difference between the quadrants in Calgary?
Calgary is divided by Centre Street (east/west) and the Bow River (north/south), and every street address carries its quadrant. It matters for more than navigation: the four quadrants have genuinely different housing stock, build eras and price bands. Some communities sit on both sides of a dividing line — Livingston, Crescent Heights and Beltline all do — so on this site a listing is counted by its own address rather than by which quadrant its community is usually called.
