How to read these numbers

These are asking prices, not sold prices. Median list price tells you what sellers are hoping for across the current inventory. It moves when the mix of what is listed changes, not only when values change. A month when three lakefront homes list and a townhome complex sells out will push the median up without a single home becoming more valuable.

A community median is not a valuation. Chestermere's ladder is unusually wide for a town its size, running from attached homes in the $200,000s and $400,000s up past $1 million on the water. Two homes in the same community can sit on opposite sides of that spread. For what a specific home is worth, you want comparables, not a community average.

What this does not show is sold data. The public MLS® feed carries active listings, not closed sales. If you want to know what homes actually closed at in a particular community, that is a report I pull for clients, and it is the number that should drive an offer.
