How it works

Three simple steps

1

Step 1: We talk, in your language

We start with a short, free call. No pressure to sign anything. You tell me where you are from, how long you have been in Canada, and what your family needs in a home. I answer your questions in plain words, in English, Bangla, Hindi or Urdu, whichever feels easiest for you.

I came to Canada as a newcomer myself and I am part of the South Asian community here, so I understand the questions you may feel shy to ask. We go at your speed, not mine.

2

Step 2: We build your money and pro team

Buying a home takes a few people. You will want a licensed mortgage professional for your loan and a lawyer for the paperwork. I am a REALTOR®, not a mortgage broker, lawyer, or financial advisor, so I do not give that advice. I point you to the right licensed pro for each part.

Newcomers can often qualify with newcomer mortgage programs even without a long Canadian credit history. A licensed mortgage professional can tell you what you may qualify for. Building your Canadian credit early helps, so it is worth starting now. If you want to finance the halal way, that is arranged independently with a licensed provider such as Manzil, Eqraz, or Servus. I am not the lender and I do not give financing advice.

3

Step 3: We find and buy the home

Now we look at homes that fit your budget and your family. I set up free listing alerts so you see new Chestermere homes early, and we tour the ones you like on evenings or weekends when it works for you.

When you find the right home, I represent you on the buying side. I help you write the offer and I explain every line so nothing is a surprise. Before we start, we sign a written buyer agreement. My fee and any rebate are always negotiable and written down, case-by-case. There is no standard or set rate in Alberta, so I never quote you one.

Why Chestermere works for newcomer and multicultural families

Chestermere is a lake community just east of Calgary, and it has grown quickly with newer, family-oriented communities and plenty of new builds. Many newcomer and South Asian families look here for the same reasons:

  • Newer homes and new builds in family-friendly communities, often with more space than similar-priced homes closer into the city.
  • A growing faith community, with mosques and churches nearby. You can read more in my Chestermere faith community guide.
  • Room to grow for larger and multi-generational families who want a home that fits everyone.

For the overall market, the Chestermere residential benchmark price was about $705,800 (CREB, June 2026). Condos and townhomes, sometimes from the mid $200,000s, tend to be the most attainable way in for a first purchase. Prices, inventory and rates change often, so please treat these as a starting point and confirm current numbers with me and a licensed mortgage professional before you rely on them. To see live options as they come up, start with free Chestermere listing alerts, browse new builds, or read about the best communities in Chestermere.

How halal financing fits your Chestermere home search

Many families want to buy in a way that fits their faith. Here is the honest picture of how that works with me:

  • I am your REALTOR® on the home. I search, tour, write your offer, and negotiate on the buying side. That is my job.
  • The halal, no-interest financing is arranged separately with a licensed provider such as Manzil, Eqraz, or Servus. You deal with them directly.
  • I am not the lender and I do not give financing or religious advice. You confirm what is halal for you with your own provider or a scholar you trust, and you speak with a licensed mortgage professional about the numbers.

If you want the full picture, see my halal home buying page. My role stays clear and simple: get you into the right home while your financing is handled by the people licensed to do it.

Buying with little or no Canadian credit history

One of the most common worries I hear from newcomers is credit. Here is what I can tell you honestly, as a REALTOR® and not a mortgage broker:

  • Newcomers can often qualify with newcomer mortgage programs even without a long Canadian credit history. The details depend on your case, your status, and the lender.
  • A licensed mortgage professional is the person who can tell you what you may qualify for. I can share names of professionals I trust, and you choose who you work with.
  • Building your credit early helps. Simple, steady habits over time can make your next steps easier, so it is worth starting sooner rather than later.

Whether you are on a work permit or a new permanent resident, rules can change and they depend on your situation, so please confirm with a licensed mortgage professional and, where needed, a lawyer. My job is to help you find and buy the home once your financing is sorted. For a fuller walkthrough, see my new to Canada home buying page.

FAQ

Questions, answered

I am new to Canada with little or no Canadian credit. Can I still buy in Chestermere?
Often, yes. Newcomers can frequently qualify with newcomer mortgage programs even without a long Canadian credit history, though it depends on your case. I am a REALTOR®, not a mortgage broker, so a licensed mortgage professional is the one who can tell you what you may qualify for. Building your Canadian credit early also helps, so it is worth starting now. I can share professionals I trust, and you choose who you work with.
Do you arrange halal financing, or is that separate?
That is separate. I represent you on the home, which means I search, tour, write your offer, and negotiate. The halal, no-interest financing is arranged independently with a licensed provider such as Manzil, Eqraz, or Servus. I am not the lender and I do not give financing or religious advice. You confirm what is halal for you with your provider or a scholar you trust. See my halal home buying page for more.
What languages can we talk in?
I can help you and your family in English, Bangla, Hindi, or Urdu. Pick whichever feels easiest, and we will go from there. I am part of the newcomer and South Asian community here, so cultural questions are welcome, not awkward.
How much does a first home in Chestermere cost?
For the whole market, the Chestermere residential benchmark was about $705,800 (CREB, June 2026). Condos and townhomes, sometimes from the mid $200,000s, are usually the most attainable way in for a first purchase. Prices, inventory, and rates change often, so treat these as a starting point and confirm current numbers with me and a licensed mortgage professional. The best way to see real options is free listing alerts.
Can I buy on a work permit, or do I need to be a permanent resident?
Many people on a work permit can buy a home in Canada, but the rules can change and they depend on your situation. A licensed mortgage professional and a lawyer can confirm what applies to you. I am a REALTOR®, not a mortgage or immigration advisor, so I will point you to the right licensed pro rather than guess.
How much do you charge me as the buyer, and can I get a rebate?
My fee and any rebate are always negotiable and decided case-by-case, and we put them in a written agreement before we start, subject to brokerage approval. There is no standard or set rate in Alberta, so I never quote you one. On many purchases, especially new builds, the seller or builder pays the buyer-agent commission, so my representation may cost you nothing extra. We put the exact terms in writing before we begin.
