Three simple steps

We meet and talk numbers

I visit your home and learn your goals. I walk you through what full service includes. Then I show you the fee in plain words. Every fee is negotiable, and we put it in a written agreement before I do any work. Nothing is locked in until you say yes.

I prep and market your home

I help you get the home ready to show. I arrange photos, the listing, and online marketing. I handle showings and questions from other agents. You always know what I am doing and why. There are no surprise charges added later.

You review every offer, I negotiate

When offers come in, I explain each one in simple terms. I share the numbers so you can decide with clear eyes. You approve the price and terms. I negotiate hard for you and guide you to closing. The fee stays exactly as we agreed in writing.

One fee you approve upfront

You will know my fee before you sign anything. We agree on it together and write it down. If a rebate applies to your situation, I will explain it clearly first. Any rebate is provided upon discussion, on a case-by-case basis and is set out in your written agreement.

My fee for this service is a fee that can be fixed or negotiable, whichever works for you, and we agree on it in writing before we start. Every fee and commission is negotiable. Nothing here is a promise about your final sale price or what your home will sell for. The market decides that, not me.

What does your fee cover?
My fee covers full service to sell your home. That includes pricing help, prep advice, photos, marketing, showings, offer review, negotiation, and support to closing. You see the exact fee, which is a fee that can be fixed or negotiable, whichever works for you, and we agree on it in writing before we start.
Is your commission negotiable?
Yes. Every fee, commission, and rebate is negotiable. There is no "standard rate" in real estate. We agree on the number together and write it down before I do any work.
Do you offer a rebate?
A rebate may apply depending on your situation. Any rebate is provided upon discussion, on a case-by-case basis and is set out in your written agreement. I will explain it in plain words before you sign anything.
Can you tell me what my home will sell for?
We can review relevant active-listing competition and published CREB statistics, with their sources and limits explained. An asking price is not proof of market value. I cannot promise a final sale price or a guaranteed outcome.
I inherited a home. Can you help me sell it?
Yes, and there is no rush. We go at your pace. I offer the same full service and one clear fee you approve in writing. For legal, probate, and tax questions, I will point you to a real estate lawyer or accountant, since those are not my advice to give.
