•Riverbend has no CTrain station and is served by buses rather than rapid rail, so transit commuters connect through routes like the 24 (about 25 minutes to downtown), and while the Green Line's nearest station, South Hill, sits just north of the community, it is not expected to open until around 2031.
•Parts of Riverbend were developed in the Bow River floodplain and the community was under mandatory evacuation in the 2013 flood, so it is worth checking any specific property's flood-zone designation on the City of Calgary flood map and confirming overland-water insurance coverage before you buy.
•Because most of Riverbend was built in the 1980s and early 1990s, some homes still have polybutylene (poly-B) plumbing, which certain insurers surcharge or require replaced, and a full repipe typically runs about $6,000 to $15,000, so build a plumbing check into your inspection.
•The community is bordered by Glenmore Trail to the north and Deerfoot Trail to the west, which gives quick car access across the city but means homes closest to those edges get more traffic noise than interior streets.
•In-community shopping centres on the Sobeys-anchored Riverbend Shopping Centre, so for larger-format or specialty retail you'll generally drive to nearby Quarry Park or to CF Chinook Centre, roughly 10 to 15 minutes away.
Who it’s not for
Riverbend is not the right fit for a car-free buyer who needs rapid-rail transit at their doorstep or someone set on a brand-new build with modern systems and no maintenance to budget for.
