There is no standard commission in Alberta. You get my full service for one fee we agree on together, flat or negotiated, and we put it in writing before I do any work. Serving Calgary in English, Bangla, Hindi and Urdu.

What Calgary commission actually works out to
Illustration, not a standard rate or a quote: the table uses 7% on the first $100,000 and 3% on the balance. Your commission and service scope are negotiated in a written agreement.
The illustration shows total commission before and after 5% GST. Confirm the listing brokerage fee, any buyer-brokerage compensation and included services in your proposal; no equal split is assumed.
| Sale price | Commission | GST (5%) | Total |
|---|---|---|---|
| $400,000 | $16,000 | $800 | $16,800 |
| $500,000 | $19,000 | $950 | $19,950 |
| $600,000 | $22,000 | $1,100 | $23,100 |
| $700,000 | $25,000 | $1,250 | $26,250 |
| $800,000 | $28,000 | $1,400 | $29,400 |
Worked example on a $600,000 sale: $7,000 + $15,000 = $22,000 commission, plus $1,100 GST, for $23,100 total. Payment timing and the allocation between brokerages depend on your agreement.
Commission is one line on the settlement statement, not the whole of it. What you actually keep also depends on your mortgage payout, the lawyer’s fee and the discharge registered on title, and the property-tax adjustment that settles who has already paid for the days after closing. The calculator below covers the first three; the tax adjustment is settled on your lawyer’s statement of adjustments.
Run your net proceeds → — a live calculator with a single flat commission field, so the tiered structure above has to go in as its blended equivalent: on a $600,000 sale, 7% on the first $100,000 and 3% on the balance works out to about 3.7% in total. Enter 3.7 for that example, or the blended rate on whatever you have actually been quoted — typing 7 would model a flat 7% and overstate the commission by roughly $20,000.
And all of it is negotiable. The rate, the split, and what you get for it are set in a written service agreement between you and your brokerage, before anything is listed. I will tell you plainly what I charge, what it buys, and where there is room — and I would rather you compare that against two other agents than sign because you felt rushed.

Three simple steps
Tell me your plan
Let me know whether you are selling, buying, or both in Calgary, and roughly when. I will explain exactly how my fee works for your situation, in plain words, with no obligation.
We agree on one clear fee, in writing
Every fee and commission is negotiable. There is no standard rate. We settle on a number together, flat or negotiated, and put it in a written service agreement so there are no surprises later.
You get full service either way
A lower or flat fee does not mean less service. You still get pricing help, prep advice, professional photos and marketing, showings, offer review, negotiation, and support all the way to closing. If a rebate applies to your situation, I will explain it clearly first.
Compare scope as well as price
Ask each brokerage to itemize representation, photography, marketing, showing arrangements and optional costs alongside its fee. Any rebate must be confirmed in the written agreement.
What "full service" includes
Whatever we agree on for the fee, here is what you can expect on a sale:
- Honest pricing from current Calgary comparables, not a number designed to win your listing.
- Prep and staging advice to help your home show its best.
- Professional photography and marketing across the MLS and beyond.
- Showings, feedback, offer review and negotiation to protect your net proceeds.
- Support to closing, with plain-language answers at every step.
Calgary is not one market with one number. It prices by quadrant and by property type — an inner-city detached home and a northeast townhouse do not price off the same comparables. Getting your home measured against the right ones is what matters, and that is exactly what I do.
