Register me as your REALTOR® on your first visit, before you sign anything. That single step protects your buyer representation. From there I guide you on lot, model, upgrades, the builder contract, deposits and warranty, so you are not negotiating with the builder on your own.

Write it up and talk rebate

When we find the right home, we put it in writing and I represent you through to possession. On many new builds the builder pays the buyer-agent commission, and we can discuss a possible buyer rebate or cash back case-by-case in a written service agreement, subject to brokerage approval and disclosed to your lender.

How the buyer rebate actually works

Let me be plain and RECA-honest about this. A buyer rebate or cash back is never guaranteed and never a fixed rate. There is no standard or fixed commission in Alberta. We discuss it case-by-case and set it in a written service agreement, subject to my brokerage's approval.

  • On many new builds the builder pays the buyer-agent commission, which is often what makes a rebate possible.
  • Any rebate must be disclosed to your lender.
  • A rebate may have tax effects, so I recommend you speak with an accountant.
