How it works

Three simple steps

1

Tell me buying, selling, or both

We start with a short, no-pressure call. You tell me whether you are buying in Cochrane, selling, or doing both at once, and what your timeline looks like. I ask which community you are eyeing, whether it is a resale or a new build, and what matters most to you. Nothing is signed on that first call.

2

We agree on one clear fee, in writing

Fees are always negotiable and set case by case, so we talk through exactly what full service includes and land on one commission you approve before we begin. Flat or negotiated, it goes into a written service agreement, subject to my brokerage's approval. You know the number, what it buys, and what it nets you, up front. No surprises later.

3

I do the full-service work and keep you posted

From pricing and negotiation to marketing, showings, paperwork, and closing, I handle the whole file and keep you updated in plain language. Whether you are selling in Sunset Ridge or buying a new build in Southbow Landing, you get real representation rather than a limited-service MLS-only listing.

Flat fee, negotiated fee, or discount broker: what actually differs

Here is the honest version. There is no standard or fixed real estate fee in Alberta. Commissions and any rebates are always negotiable, set case by case in a written service agreement and subject to brokerage approval. So the real question is not "how low is the fee," it is "what am I getting, and what will it net me?"

  • A bare-bones discount broker often does little more than post you to MLS and leaves the pricing, showings, and negotiation to you.
  • My flat or negotiated full-service fee means one clear number you approve, with complete marketing, pricing strategy, and hands-on negotiation behind it.

With the CREB residential benchmark for Cochrane around $580,200 in June 2026, down about 1.6% year over year (CREB, June 2026, confirm current), pricing and negotiation are exactly where a home is won or lost. Always ask any brokerage precisely what is and is not included before you sign.

What Cochrane realtor fees look like in this market

Cochrane sits about 25 to 30 minutes northwest of Calgary in the Bow River valley, with strong foothills and mountain views that buyers pay attention to. Recently there were roughly 388 active residential listings in town (confirm current), so buyers have real choice and sellers need sharp pricing and marketing to stand out. That is the market where cutting the service to fit a cheap fee can quietly cost a seller more on the final price than they saved on the fee.

  • Selling: we set one commission together, in writing, and I still do the full job, professional photos, pricing grounded in real CREB and MLS numbers, exposure, showings, and negotiation.
  • Buying: we talk through how buyer-side compensation works for your situation before you tour anything, so there are no surprises.

Any rebate or cash-back is never guaranteed, is discussed case by case, is set out in writing, must be disclosed to your lender, and may have tax effects to review with an accountant.

Buying a new build in Cochrane with independent representation

Cochrane keeps growing, and communities like Riversong, Precedence, Southbow Landing, Rivercrest, Fireside, and Heartland draw families who want foothills views and a quieter pace within reach of Calgary. If you are buying new, having your own agent matters, because the person in the builder's show home works for the builder, not for you.

I am an independent buyer's agent. On a new build, the builder usually pays the buyer-agent commission, so it typically costs you nothing extra to have me on your side. Any buyer rebate or cash-back is not guaranteed, is discussed case by case, must be disclosed to your lender, and can have tax effects, so talk to an accountant. Builder names, where mentioned, are trademarks of their owners and are used only to identify communities, not as any endorsement, sponsorship, partnership, or affiliation. I represent you, not the builder.

All fees, commissions, and any buyer rebate are negotiable, set case by case in a written service agreement, and subject to brokerage approval; there is no standard or fixed industry rate. Any rebate or incentive is never guaranteed, may need to be disclosed to your lender, and may have tax effects to review with an accountant. Nothing here is a promise or guarantee of a specific price, sale, rebate, timeline, return, or result. Market figures are attributed to CREB (June 2026) and are subject to change, so confirm current details before relying on them. A signed written service agreement is required before I represent you, and this page is not intended to solicit anyone already under contract with another brokerage. FAQ

Questions, answered

How much does a flat fee realtor in Cochrane charge?
There is no set number, because fees are always negotiable and set case by case in a written service agreement, subject to brokerage approval. There is no legally standard rate in Alberta. What I do is agree on one clear fee with you upfront, flat or negotiated, so you know the number and exactly what full service it buys before anything is signed.
Is a flat or discount fee worth it for selling in Cochrane?
It depends entirely on what is included. Some discount brokers are limited-service and little more than an MLS post, which can cost you on the final price when there is real choice for buyers, roughly 388 active residential listings recently in Cochrane (confirm current). My flat or negotiated fee still comes with full marketing, pricing, and negotiation. Always ask any brokerage what is and is not included before you sign.
Do you offer a negotiable commission in Cochrane?
Yes. My commission is negotiable and we set it together in a written agreement, subject to brokerage approval. I am open about it from our first conversation. Being flexible on the fee never means cutting the marketing, because weak marketing usually costs a seller more than they save. We agree on the plan and the fee upfront.
Can a discount realtor in Cochrane still give full service?
That is exactly the model I aim for: one agreed fee, flat or negotiated, with genuine full-service work behind it. The label matters less than the substance. Ask precisely what marketing, pricing help, showings, negotiation, and paperwork are included, and get it in writing, so cost-conscious never turns into under-served.
Do I pay a fee to buy a new build in Cochrane with you?
On a new build, the builder usually pays the buyer-agent commission, so it typically costs you nothing extra to have me represent you independently in communities like Riversong, Southbow Landing, or Fireside. Any buyer rebate or cash-back is never guaranteed, is discussed case by case, must be disclosed to your lender, and may have tax effects, so check with an accountant. I represent you, not the builder.
What are current Cochrane home prices?
The CREB residential benchmark for Cochrane was about $580,200 in June 2026, down roughly 1.6% year over year (CREB, June 2026). Prices change, so confirm current figures before you rely on them. Whatever your budget and community, from value-oriented family areas to homes with foothills and mountain views, we set the fee and the plan to your specific home and goal.
