Two out of three "legal suites" in Calgary aren't legal.
I read every listing under $600,000 that mentions a legal suite. Most of them say illegal — the word is hiding in plain sight. Here's the list of the ones that are real.

Here is why almost nobody catches this. Every listing search — Realtor.ca, the portals, mine included — matches text. And the phrase legal suite sits inside the word illegal suite. Search for one, get shown the other.

The listing agents aren't hiding anything. They're required to describe the property accurately, so the word is right there. The search tool is what fails you.
Three things change when the suite isn't legal
The lender may not count the rent
Most lenders will not use income from an unpermitted suite to qualify you. If your affordability math assumed that rent, the deal can shrink or die at financing — often after your condition date.
The City can order it closed
An unpermitted suite exists at the pleasure of your neighbours. One complaint and you can be required to shut it down. The risk is small on any given day and permanent over a holding period.
Your buyer inherits all of it
When you sell, the next person runs into the same two problems, and prices them in. You pay for the suite on the way in and discount it on the way out.
None of that means don't buy one. Plenty of good purchases have illegal suites, and plenty of my clients have bought them on purpose with the numbers adjusted. What I object to is finding out at the financing stage instead of before the offer.
