Send me the listing you can't stop thinking about.
You've found a house. You've read the listing forty times. You cannot tell whether the price is fair, whether the basement suite is a bonus or a liability, or whether the fact it's been sitting for six weeks means something. Send it to me and I'll give you fifteen honest minutes on it — including the times I think you should walk away.
Is this really free, and what's the catch?
It's free and there's no obligation. I do it because the fastest way to show you how I work is to actually work. If you already have an agent, tell me and I'll stop right there — I won't interfere with another REALTOR®'s client relationship.
Will you tell me not to buy it?
If that's what I think, yes. Talking someone out of the wrong house costs me a commission today and earns the referral that matters a lot more later. You can read my published takes on specific homes over on the verdicts page — including the ones where I said the price didn't work.
What if it's a new build or not on MLS®?
Send it anyway with as much detail as you have. New builds are the part of this market I work in most, and the questions worth asking a builder are different from the ones worth asking a seller.
