55+ Communities in Calgary
Three different things get called "55+" and they are not interchangeable. The distinction matters legally and practically, and it lives in a document most buyers never read.
The term covers three different arrangements. A genuine age-restricted condominium has a bylaw registered against the corporation limiting occupancy by age — Alberta’s legislation permits this for seniors’ housing, and the bylaw is a legal document you can read before buying. Second are lifestyle communities marketed to older buyers with no registered restriction at all, where "adult living" is advertising rather than a rule. Third is seniors’ housing with care services attached, which is a different sector entirely. Before offering, read the actual bylaw: check the age threshold, whether it applies to all occupants or one, what happens to a surviving younger spouse, and any guest or minor-occupancy limits.
The three things called "55+"
- Age-restricted condominium. A bylaw registered against the corporation limits occupancy by age. Alberta’s legislation permits this for seniors’ housing — it is enforceable, and it is a document, so it can be read.
- Lifestyle community, no restriction. Marketed to older buyers, designed around single-level living and low maintenance, with nothing registered. "Adult living" in an advertisement is not a bylaw.
- Seniors’ housing with care. Supportive or assisted living with services attached — a different sector with different economics, and not what a resale condo purchase gets you.
What to verify before you offer
- The age threshold and who it binds — all occupants, or one? The difference decides whether a younger spouse can live there.
- What happens to a surviving spouse below the threshold. Good bylaws address it; not all do, and finding out later is the worst possible time.
- Guest and minor-occupancy limits — grandchildren staying for a fortnight is a bylaw question in some corporations.
- The reserve fund study and fee history, same as any condo purchase — and more consequential on a fixed income.
Fees, bylaws and reserve positions differ by corporation and change annually, so no table on any webpage — including this one — should be trusted for them. I pull and read the current documents for any complex you shortlist.

Much of what people want from "55+" is actually single-level living without yard work, which is the villa market — attached bungalows, condominiumized, some age-restricted and many not.
