Responding to client texts and calls well past 10 PM
Offers land at night. Deadlines don't wait for office hours. If you're up worrying about a condition that expires tomorrow, I'd rather answer than let you sit with it until morning.
Advising clients against a home they love when the risk is real
Post-tension slab, a reserve fund that can't cover the roof, a price nobody nearby has paid — I'll say it out loud even though it can cost me the sale. Then you decide. Plenty of my clients buy anyway, and that's fine. What's not fine is finding out afterward.
Declining unreasonable requests
I won't write something into an offer that misrepresents your position, and I won't push another agent's client in a way I'd be embarrassed to explain. I'm accountable to RECA, and to you — in that order it happens to be the same thing.
Telling sellers to wait when their situation isn't time-sensitive
Detached and apartment are two different markets in Calgary right now, and they don't move together. If the numbers say your segment is thin this month and you don't have to move, I'll tell you to hold — and I don't get paid for that advice. That's rather the point.
Saying out loud that real estate isn't for everyone
It's illiquid, it has carrying costs, and it isn't a guaranteed return. For some people at some points in life, something else fits better. I'm a REALTOR®, not a licensed financial advisor — so for investment advice, see one. I'll just be honest about what property can and can't do.
Refusing email blasts, mass texts, and the follow-up call an hour after we meet
You're not a lead in a drip campaign. You'll hear from me like a person — as often or as rarely as you want. If you'd rather have quiet until you're ready, you get quiet.
Steering clients away from their maximum approval
The most a lender will lend you is not the most you should borrow. The stress test tells you what you survive, not what you enjoy. I'd rather you buy comfortably than feel the payment every month for five years. Your mortgage broker runs the numbers; I'll ask whether you actually want to live with them.
Admitting I might not be the best realtor for you
Everyone claims to be #1 at something. I'm not going to. Calgary has a lot of good agents — talk to a few, pick the one who explains things in a way that makes sense to you. If that isn't me, genuinely, no hard feelings.
Preferring data over emotional selling tactics
No "three other offers coming in" unless there are. I'll show you the recent sales, the days on market and the months of supply for your segment, and let the numbers make the argument. It's a slower sale. It's a better decision.
Being stubborn at the negotiating table
I negotiate hard and I'm comfortable with silence. I can't promise you a specific price — nobody honest can, the market decides that — but I can promise I won't take the easy number just to get it done by Friday.
What this actually costs me
Every charge on that list is a sale I slowed down or lost. Telling a seller to wait is unpaid work. Talking a buyer through why the condo board's reserve fund matters is a showing that doesn't end in an offer. Admitting I might not be your best fit is a client who calls someone else.
I do it anyway, because the alternative is a business built on people who'd choose differently if they knew what I knew. That's not a business, it's a countdown.
If that's the way you'd want to be dealt with, let's talk. If you want someone who'll tell you every home is a great buy and every month is a great month to list, I'm honestly the wrong call — and I'd rather you find that out now than in month four.
