What you'll pay in Lake Bonavista
Mid-century bungalows on big lots run $700K–$950K, depending on whether they've been renovated. Estate-style infills and back-to-the-studs renos push $1.1M–$1.8M. The lakefront homes (Bonaventure Drive, Lake Twintree Crescent) are rare turnover and typically $1.5M+. There are virtually no townhouses or condos in Bonavista proper — this is a freehold community. Annual lake fees run $700–$900/yr through the Lake Bonavista Community Association — pay them or lose lake access (verify with the Association at closing).
Who Lake Bonavista actually suits
Established families who want established trees. Downsizers selling a bigger home elsewhere who want a single-storey bungalow without leaving the SE. Move-up buyers from Lake Bonavista Estates or Bonavista Downs who already know the lake feels. It does NOT suit buyers who want new builds — the youngest house here is from the 1980s, and infill is regulated. It also doesn't suit buyers who want a Mahogany-style 'village' — Bonavista is residential-only. Walk to the lake, drive to retail (Avenida or 130 Ave SE).
What I tell every Lake Bonavista buyer to check
Foundation and electrical. These are 50-60 year old homes — many have been updated piecemeal. Ask the inspector to verify the panel (Federal Pacific or Stab-Lok panels are a red flag — common in this era and they need replacement). Confirm any basement renovations were permitted — unpermitted developed basements can cost $15K-30K to bring up to code if you ever sell. Verify the lake-access tag on title with the Community Association. And ask about chinook winds — Bonavista is open and exposed, so mature trees mean wind damage in some seasons.
Schools, lake, and lifestyle
School-aged families get Lake Bonavista School (K-4), Andrew Sibbald (K-4 alt), and Bishop Pinkham (5-9 CBE). Lord Beaverbrook High School (10-12) is the high school catchment — strong public option. Lake Bonavista has two private lakes — North and South — both stocked with trout, with skating rinks in winter. The Community Association runs the lake clubhouse and seasonal events. It's not as 'programmed' as Mahogany's Beach Club but it has a different feel — more 'private club' than 'public amenity'.
Honest tradeoffs
Pros: established trees, two private lakes, top schools, bungalow-friendly inventory, strong resale (Bonavista bungalows rarely lose money). Cons: aging home stock that needs work; very limited new construction; no walkable retail; chinook wind exposure; lake fees are mandatory and rising. If you want move-in-ready new finishes, expect to budget $80K-150K for cosmetic updates or look at infill listings ($1.2M+).
