What this list does and does not include

These are homes on MLS® with a build year of this year or last year across Calgary, Airdrie, Chestermere, Cochrane, Okotoks and nearby towns. That captures builder inventory and just-completed homes. It does not capture standing inventory a builder has chosen to keep off MLS®, which is common. If you want the complete picture, ask me and I will canvass builders directly for what is actually available and what they are willing to move on.

How to actually get a deal on a quick possession home

A finished home sitting on a builder's books is costing them money every month. That is your leverage, and it is a different negotiation than buying a home from a private seller.

The thing to understand first: Calgary builders generally protect their base prices. Cutting the sticker on one home can drag down appraisals across the rest of their unsold inventory in that community, so they would rather give you value than a discount. Ask for it in the forms they can actually say yes to:

The longer a completed home has been finished and unsold, the more of that is available. Ask how long it has been standing. It is a fair question and the answer tells you where you are.

Two more things worth knowing before you tour. On a new build the builder typically pays your agent's commission out of its marketing budget, but most builders require your agent to be registered with you on your first showhome visit. Walk in alone and you may lose the right to representation on that home entirely. And if your down payment is under 20% and the home is energy efficient, you may be owed a 25% refund of your mortgage insurance premium, which is worth thousands and which almost nobody claims.

Common questions

What is a quick possession home?
A quick possession home is a builder's home that is already built or nearly finished, so you can take possession in weeks rather than waiting the better part of a year for a build. Builders also call these spec homes, inventory homes or move-in-ready homes. The floor plan and most finishes are already decided, which is the trade-off for the speed.
Are quick possession homes cheaper than building from scratch?
Not automatically, but they are usually where a builder has the most room to move. Calgary builders tend to protect their base prices to keep appraisals intact on unsold inventory, so discounts more often show up as upgrade credits, appliance or landscaping packages, or covered legal fees rather than a lower sticker price. A standing home that has been finished for a while and is carrying costs is generally the most negotiable thing on a builder's list.
Do I need my own realtor to buy a quick possession home?
The sales representative in the showhome works for the builder, not for you. You can bring your own agent, and on a new build the builder typically pays the buyer agent's commission from its marketing budget. One catch matters: most builders require your agent to be registered with you on your first visit to the showhome, so introduce your representation before you tour, not after. Commission arrangements are negotiable and set in a written service agreement.

Which Calgary communities have the most new-build inventory?
Inventory shifts constantly, but the highest-volume new-construction communities in Calgary recently have included Hotchkiss, Rangeview, Belvedere and Alpine Park in the southeast and east, along with established growth areas like Livingston, Seton and Redstone. Outside the city, Heritage Hills in Cochrane and Waterford and Dawson's Landing in Chestermere carry heavy new-build counts. Use the community filter above to see live numbers.
