Possession day is the culmination of weeks of paperwork, negotiation, and patience. It should be one of the best days of your life, and it will be, if you prepare properly. The most common possession day problems are preventable with 1–2 weeks of advance preparation. This guide covers all of them.
What Is Possession Day?
Possession day is the date specified in your purchase contract when legal title transfers from the seller to you, and you take physical possession of the property, meaning you get the keys and can move in. In Alberta, possession typically occurs at noon on the possession date, though the exact timing depends on when the title transfer is confirmed by your lawyer.
The legal title transfer is coordinated by your real estate lawyer, who confirms receipt of funds from your lender and the release of funds to the seller's lawyer. Keys are typically held by the listing agent or brokerage and released once your lawyer confirms the title has registered at Land Titles.
The Final Walkthrough: Your Last Chance to Verify
A final walkthrough should happen the day before or the morning of possession, not weeks earlier. The purpose is to confirm the property is in the same condition as when you made your offer, all agreed-upon inclusions are present, and the seller has vacated.
Final Walkthrough Checklist
- All appliances listed as inclusions are present and functioning (run dishwasher, check oven, confirm fridge and freezer are working)
- All light fixtures, window coverings, and hardware included in the contract are present
- No new damage has occurred since your home inspection (holes in walls, broken tiles, damaged flooring)
- The property is broom-swept or in agreed-upon condition (check the purchase contract for specifics)
- No items have been removed that were supposed to stay (fireplace mantels, built-in shelving, outdoor fixtures)
- The yard and garage are clear of debris and seller's belongings
- Garage door openers, mailbox keys, and any alarm codes are ready to be handed over
- Utility meters are accessible and not locked out

Lawyer Confirms Funds Received
Your mortgage lender transfers funds to your lawyer's trust account. Your lawyer also receives your closing costs (certified funds you delivered earlier in the week). Your lawyer confirms all money is in trust and the amounts match the Statement of Adjustments.
Title Search and Document Preparation
Your lawyer does a final title search to confirm no new liens, registrations, or encumbrances have appeared since the initial search. They prepare the transfer of land documents and mortgage documents for registration at Alberta Land Titles.
Funds Transferred to Seller's Lawyer
Your lawyer wires the purchase funds to the seller's lawyer. The seller's lawyer confirms receipt and authorizes key release.
Title Registers at Land Titles
Alberta Land Titles registers your ownership. Your lawyer confirms registration and notifies the listing agent that keys can be released. This typically happens around or after noon on possession day.
Keys Released
The listing agent releases the keys, typically from a lockbox at the property or from their office. Your buyer's agent coordinates the key pickup. You are now a homeowner.

Setting Up Utilities in Calgary Before Possession

ENMAX: Electricity
ENMAX is Calgary's primary electricity retailer for residential customers. Visit enmax.com or call 310-2010 to set up your electricity account. Have your new address, possession date, and billing information ready. You can transfer service to your name starting on possession day. If the property was vacant, ENMAX may need to reconnect service, arrange this 5–7 business days in advance.
ATCO Gas: Natural Gas
ATCO Gas handles natural gas for most Calgary homes. Visit atco.com or call 310-5678 to set up gas service. Request service activation for your possession date. For properties that have been vacant and have had gas shut off, ATCO needs to send a technician, schedule 5–7 business days in advance to ensure heat is on when you arrive.
EPCOR: Water and Sewer
EPCOR handles water billing for the City of Calgary. Water service is tied to the property and doesn't get disconnected between owners, but the billing account must be transferred. Call EPCOR at 780-412-7800 or visit epcor.com to set up your account to start on possession day. The seller closes their account; you open yours.
Internet and Cable
Book internet installation 2–3 weeks before possession. Installers often need to schedule specific windows, and popular providers book out quickly, especially at month-end when many Calgarians move simultaneously. Shaw/Rogers and TELUS are the primary providers.
ENMAX electricity, set up 1–2 weeks before possession
ATCO Gas, set up 1–2 weeks before (earlier if vacant property)
EPCOR water billing, transfer to your name by possession date

Your First Week After Possession: Priority Checklist
- Change the locks immediately, the seller had keys, their contractor had keys, their neighbours may have had spare keys. Rekeying a standard door lock costs $30–$60 per lock. Do this on possession day.
- Locate the main water shut-off valve, in a plumbing emergency, seconds matter. Know where it is before you need it.
- Locate the electrical panel, know which breakers control which circuits. Label them if they aren't already.
- Locate the gas shut-off valve, for your furnace, hot water tank, and main line.
- Test all smoke detectors and carbon monoxide detectors, replace batteries in all of them. Add CO detectors if the home doesn't have them (required by Alberta building code near sleeping areas in gas homes).
- Check that the furnace filter is clean, replace immediately if it's dirty (sellers often don't maintain this at move-out).
- Document the property condition with photos and video, protects you if any disputes arise later about what condition the home was in when you received it.
- Register for the City of Calgary property alert service, free service that alerts you if anyone files documents against your title.
- Update your address with Canada Post, CRA, bank, employer, driver's license, and vehicle registration within 7 days.
Moving Day Logistics in Calgary: Tips
Calgary has specific moving day considerations that can make the day much smoother:
- Book professional movers 3–4 weeks in advance (earlier for end-of-month moves)
- Mid-week moves (Tuesday–Thursday) are 20–40% less expensive than Friday or month-end
- Noon possession is the standard, plan your moving truck for 12:30–1pm at the earliest
- Check if your new building has a freight elevator reservation required (for condos)
