Alberta is not a disclosure province — sold prices are private, which is why every free "home value" site is guessing. This page explains what’s really going on, and how to get the real numbers.

No. Alberta is a non-disclosure jurisdiction: sale prices are not published in any public registry, unlike much of the United States. Sold data is collected by the MLS® system and licensed to registered REALTORS® under terms that restrict republication — which is why the free "instant home value" tools you find online are producing estimates from list prices, assessments and models rather than from actual sales, and why their numbers can be far off on any individual house. The legitimate routes to real sold figures are a registered VOW portal, where you agree to non-commercial-use terms, or asking a REALTOR® to pull comparables for a specific property.

Why Alberta hides what your neighbour’s house sold for

They are modelling. Without access to sold prices they work from list prices, municipal assessments, and property characteristics — which produces a plausible-looking number that can be far off on any individual home, because the model cannot see your renovation, your neighbour’s traffic noise, or the condition of the roof. On a typical house the error is enough to change your decision. That’s not a scandal, it’s a limitation — but the sites rarely say it out loud.
