What Would Downsizing Actually Free Up?
The number most people guess at. Put in what you know and this works it properly — selling costs included, because leaving them out is what makes the guess wrong.
Less than the price difference between the two homes, which is the mistake almost everyone makes. From the sale price you subtract commission and GST on it, legal fees, and any mortgage still outstanding — commonly several percent of the value before you have bought anything. Then the new place has its own costs. What is left is the real number, and on a typical Calgary downsize it is often still substantial, particularly moving from a long-held detached home into a villa or condo. The monthly picture matters as much as the lump sum: a condo fee replaces yard work, snow clearing and much of the maintenance you were paying for anyway, just less visibly.
Your numbers
An estimate, and deliberately a conservative one: it includes commission with GST and legal fees, which optimistic versions of this sum leave out. It does not include moving costs, mortgage discharge penalties, or the small repairs almost every long-held home needs before listing — all real, all worth a conversation.

Whether the number is worth it. A condo fee looks like a new cost until you count what it replaces — snow clearing, lawn care, the roof you were saving for. Freed equity looks like a windfall until you ask what it is for: income, travel, helping children, or simply not worrying. That is the conversation, and the arithmetic above only sets it up.
