Alberta uses judicial sales rather than US-style foreclosures, but they function similarly for buyers and typically sell 5–15% below comparable market value.

Under 7 days = just listed, sellers have little reason to negotiate. 7–30 days = typical Calgary timing. 30–60 days = sellers may be motivated. 60+ days = strong negotiating position for the buyer — often signals overpricing or property condition issues worth investigating.

Does Calgary have a foreign buyer ban?

Canada's federal foreign buyer ban (Prohibition on the Purchase of Residential Property by Non-Canadians Act) is in effect through January 1, 2027. It prohibits most non-Canadian / non-permanent-resident foreign nationals from purchasing residential property in Census Metropolitan Areas including Calgary. Key exceptions: international students, work-permit holders with residency, refugees, and spouses of Canadians or permanent residents. Penalty for violation: up to $10,000 plus forced sale.

How is benchmark price different from average price?
