Is it really free to advertise my rental?

Yes. There is no charge to post, no charge when it rents, and no obligation to use any paid service. Ads are reviewed before publishing and removed once the home is rented. The honest business reason it is free: some owners later decide they want showings, screening or full management handled, and that conversation matters more to KO Realty than an ad fee.

What are the rules for a rental ad in Alberta?

The security deposit cannot exceed one month's rent under the Residential Tenancies Act, and the Alberta Human Rights Act prohibits ads that discriminate on grounds such as family status, ancestry, religion or source of income. Ads that break either rule are not published.

Who answers the tenant inquiries?

You do. Inquiries are forwarded to you the same day they arrive, and the ad is labelled as advertised by the owner so tenants know who they are dealing with. If you would rather have showings and screening handled, tenant placement is available at 50–75% of one month's rent.

The site is run by a licensed property manager and REALTOR at KO Realty, so owners who would rather not handle showings and screening can hand the process over at any point.

How it works, honestly

Free, and reviewed first. Every ad is checked before it goes live. Ads must comply with the Residential Tenancies Act, so the deposit cannot exceed one month's rent, and with the Alberta Human Rights Act, so no discriminatory preferences of any kind.
Labelled as yours. Owner ads publish with an "advertised by the owner" badge. Nobody is led to believe KO Realty manages your property.
Inquiries come to you. Every tenant inquiry is forwarded the same day. You run your own showings and screening.
Why free? Because some owners who advertise decide they would rather not spend Saturdays doing showings. Tenant placement is 50–75% of one month's rent, full management is 8–10% of collected rent, and that conversation is worth more to us than an ad fee. No pressure either way, and the ad stays free if you never want either.

While the ad runs

Two tools worth thirty seconds each: check your asking rent against the market before the ad publishes, and print the inspection report template for move-in day. Skipping that report forfeits your right to deduct from the deposit for damage.

Property management services are provided through Ko Realty Ltd.. Rent and security deposits are held in the brokerage trust account as required by the Real Estate Act and the Residential Tenancies Act.
