The mechanics: a purchase contract (use the standard Alberta form and have your lawyer review before signing), a current Real Property Report with municipal compliance, dower consent if the home is titled to one spouse, honest disclosure of known material latent defects, and a lawyer for the closing itself — budget $1,800–$2,300. The two hard parts aren’t paperwork: pricing without access to sold data (Alberta sold prices aren’t public), and running showings and negotiations with represented buyers. Plenty of private sales complete fine; the ones that go wrong usually mispriced at the start.

- The purchase contract — most private sales use the standard Alberta residential purchase contract; your lawyer should review anything a buyer hands you before you sign, not after.
- Real Property Report with municipal compliance — buyers’ lawyers will insist; ordering it before you list saves the classic three-week scramble.
- Dower consent — if the home is in one spouse’s name only, Alberta’s Dower Act requires the other spouse’s consent to sell. Private sales trip on this constantly.
- Disclosure duties — you must not misrepresent, and known material latent defects need disclosing. “As-is” doesn’t erase that.
- Your lawyer does the closing — trust conditions, title transfer, mortgage payout. Budget $1,800–$2,300; they cannot, however, price the house or negotiate for you.

Pricing: the honest method is comparable sales — which aren’t public in Alberta. Work from list prices and you’re guessing with the one number that decides everything. Showings and negotiation: screening strangers, hosting them safely, and negotiating face-to-face with a represented buyer’s agent are the parts most private sellers tell me they’d pay to never do again.
