Cost of Living: Calgary vs Toronto
Most comparison pages quote numbers that rot. This one separates the STRUCTURAL differences — taxes and fees set by law — from the parts that depend on your own numbers, and gives you live tools for those.
The two reliable categories: housing and taxes. Calgary’s benchmark home prices run far below the GTA’s at every product type — check live figures rather than any static table, because both markets move. On taxes, the gap is structural and does not move: Alberta charges no land transfer tax (Toronto buyers pay a provincial and a municipal LTT on the same purchase), no provincial sales tax (13% HST in Ontario vs 5% GST in Alberta on most services), and typically lower auto insurance, though that varies by driver. Everyday costs — groceries, utilities, gas — differ less than the headlines suggest. The honest comparison is your own: what you’d sell for there, what that buys here.
Structural: set by law, not by the market
- Land transfer tax: Toronto buyers pay TWO — Ontario’s graduated LTT plus Toronto’s municipal LTT on the same purchase. Alberta charges none; you pay land-title and mortgage registration fees set by schedule — $50 plus $5 per $5,000 of value on the transfer and the same on the mortgage, roughly $1,300 on a $650,000 purchase.
- Sales tax: 13% HST in Ontario against 5% GST in Alberta — the gap applies to most services, including many moving and professional costs of the relocation itself.
- Provincial income tax: different bracket structures; for most middle and upper incomes Alberta’s total burden runs lower, but run your own salary through a current calculator rather than trusting a page — brackets change annually.
Market-dependent: check live, not a table
Housing is the biggest gap and the one no static page should quote. Calgary benchmarks run far below the GTA across every product type — see the live market yourself: every active Calgary listing (15-minute MLS® refresh), the mortgage calculator with live Bank of Canada rates, and what your income qualifies for under the real B-20 rules.
Roughly the same, honestly
Groceries, utilities and gas differ less than the headlines suggest — some categories favour Calgary, some don’t, and none of them move a relocation decision the way housing and taxes do. Anyone quoting a precise "35% cheaper overall" number is averaging things that shouldn’t be averaged.
