It depends on status, not nationality: Canadian PRs and citizens buy without restriction — including from abroad before landing — while Canada's prohibition on non-Canadian purchases runs until January 1, 2027, with a work-permit exemption (183+ days of validity remaining, one property) and a narrow student exemption. Most newcomers from India arrive as PRs or permit-holders, so most can buy sooner than they expect. Financing runs through the banks' newcomer programs — foreign income history and larger down payments instead of Canadian credit age — and the practical bottleneck is usually moving funds, which should start months before the house-hunt. Who can buy right now — the honest version
Canada’s prohibition on non-Canadian home purchases runs until January 1, 2027. What that actually means for Indian buyers, most of whom arrive with status that changes the answer:
- Permanent residents and citizens: the ban doesn’t apply — you can buy from day one, and even from abroad before you land.
- Work-permit holders: commonly exempt — 183+ days of permit validity remaining at purchase, one residential property. The work-permit guide walks the checklist.
- Students: a narrow, conditional exemption exists — worth a lawyer’s hour, not a webpage’s summary.
- Still abroad without status: buying waits until January 2027 — about four months — and preparation doesn’t. Ownership confers no immigration status either way.

The pathway most Indian buyers actually take
Most of my clients from India arrive through Express Entry or a provincial nomination, already PRs or weeks from it — which means the purchase ban simply doesn’t apply to most. The realistic timeline: many families buy within their first year, after the SIN-banking-credit sequence and a rental period spent learning the city at ground level.
Financing without a Canadian credit history
Every major Canadian bank runs newcomer mortgage programs that qualify on foreign income history, employment and larger down payments instead of Canadian credit age — which one fits depends on your file.
