Rental waitlist
Tell us what you need once. Hear about matching homes as they come up, before they hit the portals.
Register your requirements with the property manager directly rather than watching listing portals. Managed rentals are typically known to the manager weeks before a tenancy ends, so a renter on a waiting list hears about a match before it is advertised. Have your documentation ready: identification, proof of income, employment details and previous landlord references. In a tight market the prepared applicant is chosen over the earlier one.
Tell us what you're looking for
One form, then you hear about matches as they come up. No charge, ever. Renters never pay to be on this list.
Be the prepared applicant
In a tight rental market the applicant who is chosen is rarely the one who enquired first. It is the one who can supply everything at once. Have these ready before you view anything:
- Photo identification.
- Proof of income: recent pay statements, or an employment letter stating position and salary.
- Previous landlord contact details, and a heads-up to them that a call is coming.
- Consent to a credit and background check, which is standard.
- If self-employed or new to Canada: notices of assessment, bank statements, or an offer of employment. A guarantor helps where credit history is thin.
Never send money before you have seen a written tenancy agreement: and never for a property you have not viewed in person or by live video with the person you are dealing with. Advance-fee rental fraud is common in every Alberta market, and a deposit sent to hold a unit sight-unseen is almost never recoverable.
Know the rules before you sign
The deposit cannot exceed one month's rent, and a move-in inspection report has to be completed with you within a week of taking possession. That report is what protects your deposit at the end. Alberta has no rent control, so understanding the increase rules before you commit matters more here than in most provinces.
Questions
Do renters pay a fee to a property manager in Alberta?
No. The landlord pays the property manager. A renter should never be charged a fee to view a property, to be added to a waiting list, or to submit an application. Being asked to pay for any of those is a signal to walk away.
What documents do I need to rent in Calgary?
Photo identification, proof of income such as pay statements or an employment letter, previous landlord references, and consent to a credit and background check. If you are self-employed or new to Canada, notices of assessment, bank statements, an employment offer or a guarantor can substitute for a thin credit history.
How do I avoid rental scams in Alberta?
Never send money before seeing a written tenancy agreement, and never for a property you have not viewed in person or by live video. Be suspicious of below-market rent, a landlord who cannot meet, and pressure to pay a deposit immediately to hold a unit. Advance-fee rental fraud is common and the money is rarely recoverable.
