A city-wide average cannot price your house or condo. Ask for a private valuation that considers the property, competing listings, relevant market evidence, condition, and timing. We will also discuss commission, preparation costs, legal fees, and the mortgage information needed to estimate your proceeds.

Agree on local access and preparation
- Document the starting condition: arrange access and photographs, and identify immediate maintenance needs.
- Choose the preparation scope: compare the likely benefit of cleaning, repairs, or staging against the cost and available time.
- Approve the work: confirm quotes and access before anyone starts. You remain in control of costs and decisions.
- Prepare to list: organise photography, disclosures, showing arrangements, and a plan for feedback and offers.

Occupied, tenanted, or vacant: the plan changes
A tenanted property needs a plan that respects the tenancy and current Alberta rules. Do not promise vacant possession or assume a sale ends a lease without advice. Start with the tenanted-property selling guide and involve your lawyer where needed.
A vacant property may have insurance and maintenance requirements. Tell your insurer and agree on who checks the home, heat, water, snow, and keys while it is listed.
Closing while you are away
Choose your Alberta lawyer early and confirm their identification, signing, funds-transfer, and document requirements. Living in another province is different from being a non-resident of Canada for tax purposes. If you live abroad or your residency is uncertain, have your lawyer and tax adviser assess your circumstances before relying on a proceeds estimate.
