My read
The single biggest thing to understand about this home is that the finished basement with a full bathroom and flex room is genuinely rare at this price point in Tuscany, and it changes the real usable square footage conversation significantly. Most comparable townhomes here are listing between $414,900 and $445,000 with unfinished lower levels, so this one is priced below the peer group while already delivering that space. The $252.92 monthly condo fee is worth factoring into your carrying cost math before you compare it to anything on asking price alone.
The play
If this fits your budget and you need a move-in-ready NW townhome without a renovation project attached to it, the finished basement is the detail that separates this from most of the active competition right now. I'd go in having confirmed the condo fee inclusions and the basement permit status, and I'd model the baseboard heating costs into my monthly budget before firming up a number. With average days on market sitting around 35 in this comp set, you have room to be thoughtful rather than rushed.
Risks
- Worth confirming in person whether the basement development was permitted and what the condo corporation's rules are around using the lower level as a separate space for guests or tenants.
- Baseboard heating is the listed heat source; worth asking in a showing how the monthly utility costs compare to a forced-air system, especially through a Calgary winter, so there are no surprises on the energy bill.
- The condo fee is listed at $252.92/month but the inclusions are not specified in the data; worth confirming in writing exactly what is and isn't covered before subjects are removed.
- Cooling is listed as none; in a south or west-facing unit that can matter in July and August, so worth checking which direction the main living windows face.
