My read
The owned solar panels, 22x22 detached garage, and already-in-place separate side entrance with 9-foot unfinished basement are the real story here, not the main floor finishes. A buyer comparing this to other 1,500-ish square foot Legacy detached homes needs to look hard at what comes included versus what they'd still have to spend on a competing listing.
The play
If you're comparing this to other Legacy detached homes in the $530,000 to $600,000 range, bring a running tally of what you'd have to add to a competing listing to match what this one ships with: a double garage that's already built, owned solar with no lease assumption, a fenced and landscaped yard, and a basement that's already set up for future development. Those are real dollars. The market is balanced right now with about 3.5 months of supply SE-wide, so there's room for a thoughtful conversation on price without rushing, and a pre-inspection before offering on a 2023 build is still worth doing even though the home is new.
Risks
- Worth confirming in person that the separate side entrance and basement rough-in were built to City of Calgary specifications and that any future suite development would be achievable under current zoning.
- No central air conditioning is listed; worth asking about summer comfort given south-facing front exposure and triple-pane windows that retain heat.
- The lot at 260 m² is on the compact side for a detached home; worth walking the backyard in person to understand usable space relative to the garage footprint.
- Parking is listed as a detached garage with 4 total spaces; worth confirming how the additional spaces are configured on this lot size.
Outcome and record of changes
This read is dated and stays as it was published (scripts/stamp-verdict-status.js checks that it does). The outcome, once the home sells or leaves the market, and any correction are added here with their dates: right, wrong or mixed, and why.
