Marda Loop & Altadore Calgary Real Estate (2026)
Marda Loop is the walkable village for inner-city families. 33 Avenue SW's cafe + restaurant strip, French immersion at Altadore School, IB at Mount Royal junior high, River Park dog park, South Calgary Pool. Less downtown-adjacent than Mission or Hillhurst, but better school options for families. Character homes $950K-$1.5M, condos $340K-$580K.
Where Marda Loop Sits
Marda Loop (the commercial district) sits at 33 Avenue SW + 20 Street SW. Altadore (the residential community on MLS) surrounds it, bounded by Crowchild Trail (east, the Mount Royal University corridor), 14 Street SW (west, Garrison Woods boundary), 26 Avenue SW (north), and 50 Avenue SW (south). The neighbourhood transitions from inner-city character SW Calgary to suburban-feel south of 50 Avenue.
Resident demographics: family-heavy, well-educated, dual-income. Median household income ~$135K (2024 census), well above Calgary's median of $89K. Median age 38. ~55% of households have children under 18 — one of the highest family-density inner-city neighbourhoods in Calgary.

The Family Angle
Marda Loop's defining feature for buyers is the school catchment. Altadore School (K-6) is one of Calgary's strongest French immersion schools — multi-year waitlists are normal. Mount Royal School (7-9) carries an IB Middle Years Programme. Western Canada High School (10-12) offers IB Diploma. This 13-year IB / French pipeline keeps Marda Loop family demand resilient through any housing-market cycle.
Combined with the 33 Avenue SW walkable retail strip (so kids can bike to Mountain Equipment Co-op, Pulcinella, Phil & Sebastian after school) + River Park + South Calgary Pool, Marda Loop has the closest thing Calgary has to a "small-town main street" inside an inner-city neighbourhood.
What to Watch For
- Infill pace: Marda Loop is in active infill — 25 ft skinny lot subdivisions are reshaping streets. Character preservation is uneven block to block.
- Crowchild noise: Properties on Crowchild Trail edge (east side of Altadore) absorb traffic noise. Inner streets quieter.
- Garrison Woods boundary: The west edge transitions to Garrison Woods (newer 1995-2010 master-planned community) — different vibe, different pricing dynamic. Verify which community a listing actually sits in.
- Limited condo inventory: Most Marda Loop condos are mid-rise, 1990s-2010s vintage. Newer high-rise condos here are very rare.
- School waitlists: Altadore School's French immersion has multi-year waitlists. If French immersion is the reason you're buying, confirm enrollment availability before committing.
I work with families targeting the Altadore / Mount Royal / Western Canada IB-school pipeline regularly. Send me your buy box + target school and I'll send back: 3-5 active listings + recent comparable sales on your target streets + school enrollment status for Sept 2027.
