Which segments moved

The gap between segments is the story. Detached and semi-detached have held close to a year ago; apartments and row homes have not. A city-wide benchmark averages those two conditions into one number that describes neither, which is why a buyer in one segment and a seller in another can both be right about "the market" and disagree.
How to read a month of CREB® data
- Benchmark, not average. The benchmark tracks a typical home with constant attributes, so it moves with value rather than with the mix of what happened to sell. The average is also published and swings with a handful of expensive sales.
- Months of supply is inventory divided by that month's sales — how long the current stock would take to sell at the current pace. In August 2026 it was 3.92 months city-wide, from 3.30 for the tightest segment to 5.68 for the loosest (CREB®).
- Days on market is the figure CREB® reports for homes that sold that month, not for what is listed now. A listing you are looking at may have been sitting far longer than that figure.
- One month is not a trend. CREB® publishes each month once, and the MLS® Home Price Index behind the benchmark is re-estimated periodically, so a past month's benchmark can be revised; this table keeps each figure as first published. A single month's move of a fraction of a percent is within the noise of which homes happened to transact. Read the direction over several rows.
What this page does not do. It does not forecast. The direction of the next row depends on rates, migration, new supply and the segment you are in; a figure for six months from now is a forecast, and this page makes none. What it does do is let you check any claim about "Calgary prices" against the month it was made.

Year over year, yes for most segments as of August 2026: the total residential benchmark was -1.1% versus August 2025, with apartments -8.2% and row homes -5.4%, while semi-detached was +1.0% (CREB®, August 2026). Month to month the picture is flatter: the benchmark moved +0.1% from July 2026. Whether that continues is not something this page predicts; it records what CREB® reports.
What is a benchmark price, and why not the average?
The MLS® Home Price Index benchmark is the estimated price of a typical home with constant attributes, so it changes when values change rather than when the mix of what sold changes. An average moves whenever a few expensive homes sell. CREB® publishes both; this page charts the benchmark because a month-to-month comparison only means something if it compares like with like.

Where do these numbers come from?
Every figure is taken from the Calgary Real Estate Board's monthly statistics package for the month named beside it, parsed on release, checked against sanity rules, and kept as a dated row. Nothing here is estimated by this site. Sold prices for individual homes are registrant-only under the Pillar 9™ VOW licence and are not published on this site in any form.
