Listings to analyze, with the evidence each one carries
Filter by place, type, strategy and what the listing reports, then open any listing in the analyzer with your own numbers.
MLS® listings in Calgary and area with the evidence each one carries: price, property tax and fees as reported by the listing brokerage, unknowns left blank, and the City suite registry status where a suite is mentioned. It shows no projected returns and is never ranked by one, because listings do not include rent.
What this list is, and what it is not
- Display only. These are MLS® listings shown as the listing brokerage reported them. Price, property tax and condo or association fees are claims and are labelled that way. Anything a listing does not report is left blank with the reason, never treated as zero.
- No projected returns, and no ranking by one. The list is sorted by listing date or price only. No cap rate, cash flow or score is shown on a card or used to order the results.
- Why rent is unknown. MLS® listings never include rent, so a return worked out here would rest on a guess. That is why the Enough evidence to analyze list is empty for listings today. Open any listing in the analyzer and enter the rent from a lease or rent roll.
- "Legal suite" is checked against the City. A suite the remarks call legal is a claim. Only a match on the City of Calgary Secondary Suite Registry is shown as registered, and an address that is not on the registry is not proof that a suite is illegal.
- Suggested strategies are leads, not advice. Each comes from what the listing says and lists what to verify before relying on it.
- Every listing credits its listing brokerage and links to its REALTOR.ca page. Choosing a language changes the words on this page, never which listings you see.

Questions
Why are there no cap rates or cash flow figures on these listings?
Because MLS® listings do not include rent. Any return worked out from a listing alone would rest on a guessed rent, so none is shown and the list is never ranked by one. Open a listing in the analyzer and enter the rent from a lease or rent roll to see the numbers.
Does "legal suite" in a listing mean the suite is legal?
Not by itself. It is what the listing says. Only a match on the City of Calgary Secondary Suite Registry is shown as registered. An address that is not on the registry is not proof the suite is illegal; ask the seller for the suite's development and building permits.
Are the property tax and condo fee figures confirmed?
No. They are what the listing brokerage reported, labelled as claims. The feed used here does not carry the condo fee frequency or the tax year, so fees are read as monthly and marked unconfirmed until you check the documents.
